Arabian Ranches

About Arabian Ranches

Arabian Ranches is Emaar's gated villa and townhouse community in Wadi Al Safa 6, off Sheikh Mohammed Bin Zayed Road (E311) and close to Global Village. Launched in 2004, it has grown into three phases: Arabian Ranches, Arabian Ranches 2 and Arabian Ranches 3. It suits families who want a garden, a school and a golf course inside a quiet, car-based suburb, and who are happy to drive to the city. This guide covers the layout, rents and prices, schools, drive times, pros and cons and the questions people ask most.

Where Arabian Ranches is and how it is laid out

Arabian Ranches is in the south of Dubai, in Wadi Al Safa 6, along Sheikh Mohammed Bin Zayed Road. Emaar launched the first phase in 2004. According to Wikipedia, it has over 4,000 villas and townhouses, and Arabian Ranches 2 adds over 1,724 more. Arabian Ranches 3 is the newest phase and has its own community page and search pages on this site.

Arabian Ranches is split into several sub-communities, each with its own style, plot sizes and prices. Before you compare homes, check which sub-community the listing is in, as the name matters more than the Arabian Ranches label.

Property types and sub-communities

There are no apartment towers in Arabian Ranches. The homes are townhouses and villas. We do not list individual sub-communities here, because we could not confirm their home types and sizes from an official source. Use the table below as a way to read a listing.

Home typeWho it suitsWhat drives the rent and price
TownhouseSmaller families, couples wanting a gardenSub-community, number of bedrooms, upgrades, distance to the school and shops
Villa, 3 to 4 bedroomsFamiliesPlot size, single-row or backing another house, condition

Villas facing the golf course or a lake usually cost more than villas facing the street. For the newest phase, see Bliss, Caya 1 and Elie Saab.

Rents in Arabian Ranches (2026)

Bayut's H1 2026 rental report, updated 14 October 2026, covers Arabian Ranches villas in its luxury segment and does not split the phases. It is the only 2026 report we could open that prices the original community, and it reports advertised rents, not signed contracts. It gives no townhouse or 3 bedroom figures.

HomeAverage advertised annual rent, Bayut H1 2026 (AED)
4 bedroom villa404,000
5 bedroom villa619,000
6 bedroom villa1,039,000
All villas, average411,000

Few of the largest homes rent, so the 6 bedroom average moves a lot with the mix. Arabian Ranches 3 is cheaper. Bayut's H1 2026 average there is AED 293,000 across villas, and Property Finder's Q3 2025 vs Q3 2026 analysis (published by Mid-East.Info, 14 October 2026) gives a median villa rent of AED 300,000, down 18.9% on a year earlier, and Savills reported in October 2026 that Arabian Ranches 3 rents fell 15% year on year. See villas for rent in Arabian Ranches 3, with 4 and 5 bedroom pages for 4 bedrooms and 5 bedrooms.

Test any quoted rent with the Dubai Land Department rental index on dubailand.gov.ae. Our villa renting guide explains the annual contract.

Service charges

We do not quote a service charge for Arabian Ranches. Villas are charged by plot or built-up area, and the amount differs by sub-community and by what the community provides. Find the current figure for the exact sub-community on dubairest.gov.ae or the Dubai REST app, and ask the owner for the latest statement. Our guides on owners associations and service charges and what it costs to run a villa in Dubai list the other bills.

How to choose a sub-community

With so many sub-communities, a short checklist saves time on viewings.

  1. Start with the home type. Townhouses cost far less than large villas, so settle on townhouse or villa first.
  2. Look at the plot. Ask for the plot size and built-up area. A single row villa, or one facing a park, lake or golf course, usually costs more than one facing a neighbour.
  3. Check the school run. Map the route to your chosen school from the street you like.
  4. Check condition and upgrades. Many villas have been extended or renovated. Ask what was done and whether it was approved by the community management.
  5. Visit at different times. Go on a weekday morning and at the weekend to judge traffic, noise and the feel of the street.

Renting a villa: what to check

  • Compare the quoted rent with the DLD rental index and with similar villas in the same sub-community.
  • Ask who pays for the garden, the pool and any air conditioning maintenance. Our maintenance guide explains the usual split.
  • Confirm the number of cheques and the deposit, and register the contract on Ejari. See our Ejari guide.
  • Check pet rules and the number of parking spaces before you sign.
