Townhouses to rent through TRPE run from about AED 120,000 a year for a three bedroom in Damac Hills 2 to around AED 350,000 for a four bedroom in Jebel Ali. Most of our stock sits in Damac Lagoons and Jebel Ali. Rents current as of August 2026.

A townhouse is the sensible middle in Dubai: the garden, the extra bedrooms and the community feel of a villa, at a rent much closer to an apartment. Here is where ours are and what to check before you sign.

What do you get for the money?

At the AED 120,000 to 190,000 end, expect a three bedroom in a newer Dubailand community, often with a small garden and shared pools and parks, and a longer drive to the city. Between AED 200,000 and 260,000 you are into larger units and better positions within the same communities, including the lagoon facing rows in Damac Lagoons. Above AED 280,000 you are renting established village style townhouses in Jebel Ali and Al Furjan, closer to the Marina and the metro.

Most of our townhouse stock sits in Damac Lagoons and Jebel Ali, and they are very different places to live: one is a new lagoon community in Dubailand, the other an established village closer to the Marina.

Townhouse or villa, and townhouse or apartment?

A townhouse shares one or both side walls, so you pay less per square foot than a standalone villa and you get a smaller plot. Against an apartment, you gain the garden, the extra rooms and no lift, and you give up the central location and the shorter commute. What should you check before renting a townhouse?

  • Whether maintenance is included, and who services the air conditioning. On a townhouse this is real money, so get the split in writing before you sign.
  • How the rent is paid, and how many cheques. Fewer cheques usually buys a better price.
  • Whether cooling is billed separately by a district provider, which changes your monthly cost in summer.
  • Landscaping and pool upkeep, if the unit has its own.
  • Construction nearby, which matters in the newer Dubailand communities where phases are still handing over.
  • The school run, driven at the actual time you would do it.

What does the paperwork involve?

You sign a tenancy contract, pay the rent and a security deposit, and the contract is registered with Ejari, which is what gives it standing in a dispute. Then you set up DEWA and cooling, and book a move in permit with the community if one is required. What about renewal, and rent increases?

A landlord who wants to raise the rent must give ninety days notice before the end of the term and stay within the RERA rental index. If you are asked for more than that allows, the index is the reference and the Rental Disputes Centre settles it. The index is published by RERA, and the Rental Disputes Centre settles any disagreement. Current as of August 2026.
