Townhouses for rent in Al Furjan

Al Furjan townhouses for rent are a family option with a garden and parking at the door, at rents that sit below the larger villas. This page explains what drives the rent, how Al Furjan compares with other townhouse communities and what to check before you sign.

How much are townhouses for rent in Al Furjan?

Townhouse sizeWho it suitsWhat drives the rent
2 bedroomCouples and small familiesCluster, plot position and finish
3 bedroomFamilies wanting a gardenCluster, end or middle unit, parking at the door and upgrades
4 bedroomLarger familiesBuilt up area, plot size, cluster and condition of the air conditioning

We do not quote an average rent for each size, because the only Al Furjan figures we could check came from a single broker page with no stated source. A single townhouse can sit well above or below the typical level depending on the cluster, the plot position and the finish, so compare current listings of the same size. Property Finder's Q3 2026 report adds that Al Furjan villa rents rose 15.2% over the year while Al Furjan apartments fell, so townhouse landlords are not cutting prices in the way flat landlords are.

How does Al Furjan compare with other townhouse communities?

The table compares Al Furjan with other townhouse communities we cover. We do not rank them by rent, because the community level figures we found came from a single broker page, so compare live listings of the same size instead.

DAMAC Hills 2Townhouses for rent in DAMAC Hills 2A car community with limited public transport

Al Furjan has a metro station, which DAMAC Hills 2 does not, so the commute can matter as much as the rent. The communities differ in age, size and facilities, so the comparison is a starting point. If your budget is tighter, compare townhouses for rent in DAMAC Hills 2, and if you want a larger master community, look at Dubai Hills Estate.

What are Al Furjan townhouses like?

A townhouse is a house of two or three floors that shares side walls with its neighbours, with its own front door and usually a small garden (see our guide to townhomes in Dubai). Our Al Furjan community page describes townhouses of two to three bedrooms, and Murooj Al Furjan is one cluster with townhouses. Other well-known sub communities include Masakin Al Furjan and Tilal Al Furjan. Ask which cluster a listing belongs to, because the street, the plot and the view change the rent.

Who should rent a townhouse in Al Furjan?

Families who want space but not the rent of a detached villa, and tenants who work near Sheikh Zayed Road, Dubai Marina or Expo City. The metro station on the Red Line serves commuters who do not drive. Check schools in the KHDA directory, and drive the school run at 7.45 on a weekday before you decide.

What to check before you rent a townhouse

  • End or middle unit. An end unit with a bigger plot usually costs more and feels more private.
  • Air conditioning. Ask who services and repairs it, and what the limit is for tenant repairs.
  • Garden and parking. Confirm who maintains the garden and how many cars fit.
  • Maintenance. Read our guide to who pays for what in a Dubai rental.
  • Phase. Ask what is still to be built nearby.

Townhouse, apartment or villa in Al Furjan: what the extra rent buys

A townhouse usually rents for more than an apartment with the same number of bedrooms, and a villa for more again than a four bedroom townhouse. The premium buys a garden, your own front door, usually a parking space at the house and a quieter street. A villa also buys a detached plot with no shared walls. The size of each step depends on the cluster and finish, so compare listings.

Ask yourself which of those you will use. A garden matters for children and pets. Detachment matters if you host or work from home. If neither applies, a larger apartment near the metro costs less and has less to maintain. For the villa step, see our townhouse or villa comparison.

Renting a townhouse before you buy one

Many families rent in Al Furjan first to test the streets, the school run and the management of their cluster. If you later buy, budget for the 4% Dubai Land Department transfer fee and other costs in our Dubai Land Department fees guide. Renting for a year also shows you the real running costs of the house, from cooling in July to garden upkeep.

Costs and steps to rent

The u.ae leasing guide says Dubai charges a housing fee of 5% of the yearly rent, billed with electricity and water. Some brokers charge commission of up to 5% of the total rent, and registering the lease is compulsory to connect utilities. You need a passport copy, a valid residence visa and Emirates ID.

  1. Set your budget, including the 5% housing fee.
  2. View at least two townhouses in different clusters.
  3. Negotiate cheques, deposit and who pays for maintenance.
  4. Register the contract in Ejari, then connect utilities.

Read our guide to Ejari and tenancy contracts and the official leasing guide on u.ae.
