About JBR

Jumeirah Beach Residence, known as JBR, is a beachfront community of residential and hotel towers on Dubai's Gulf coast, next to Dubai Marina. This jumeirah beach residence guide is for renters and buyers who want to live a short walk from the sea, with shops, restaurants and tram and metro links close by. It suits couples, professionals who work in Marina, Media City or Internet City, and people who value a beach lifestyle over space.

Where JBR is and how it is laid out

JBR sits on the coast of the Arabian Gulf at Dubai Marina. Dubai Properties, a subsidiary of Dubai Holding, developed it. According to Wikipedia, it launched in August 2002 and was completed in 2010. The same page counts 40 towers, 35 residential and 5 hotel, with 6,917 apartments from studios to penthouses and about 15,000 residents.

The towers are grouped into six residential blocks, according to Wikipedia: Shams, Rimal, Bahar, Sadaf, Murjan and Amwaj. Each block is a set of high-rise towers. People search for individual towers all the time, such as Sadaf 8, Rimal 5, Shams 4 or Murjan 5, so always check the tower name and number on the listing. Rimal has its own page on our site.

Along the front of the towers runs The Walk, a pedestrian strip of about 1.7 kilometres with cafes, shops and restaurants at street level. The beach is on the other side. The Beach, an open-air mall with shops, dining and a cinema, sits on the sea side of the community.

Property types and buildings

JBR is almost entirely apartments, from studios to four-bedroom homes and penthouses, and Wikipedia counts more than 6,900 apartments in total. There are no villas.

Because all six blocks were built together, the main differences are floor, view and condition. A sea-view home high in a tower costs more than a low floor facing the road, and a recently refurbished unit costs more than one with original fittings.

Rents and prices by home size

We do not give average figures for JBR. Bayut's H1 2026 rental and sales reports and dubizzle's H1 2026 rental report, all updated in October 2026, do not list JBR, and we will not use undated averages from agent pages. The table below shows what drives the price at each size instead. Our apartments for rent in JBR and 2-bedroom apartments for rent in JBR pages show live prices.

Home sizeWho it suitsWhat drives the price
StudioSingle professionals and short staysFloor, view, furnishing and how recently it was refitted
1 bedroomCouples and people working in Marina or Media CitySea or marina view, balcony, parking bay included or not
2 bedroomsSmall families and sharersTower, floor, view and whether it is furnished
3 and 4 bedroomsFamilies who want the beach lifestyleSize, sea view and maid's room
PenthousesBuyers who want a top floor and a sea viewFloor, view and finish; prices vary widely

For market direction, Savills reported in October 2026 that rents in several central areas fell year on year in Q3 2026, as covered by Khaleej Times. It did not publish a JBR figure we could verify, so view several comparable units before you agree on a rent or offer.

Service charges

Service charges differ by tower, so we do not quote one figure. Towers with larger podiums, pools and gyms generally cost more to run. Check the Dubai REST service charge index on dubairest.gov.ae for the exact building, ask the seller for the latest invoice, and ask whether any special levy is pending. Our service charge checking guide explains the steps.

Getting around JBR

JBR is one of the better-connected beachfront areas. The Dubai Tram has two JBR stations, JBR 1 and JBR 2, according to Wikipedia. The tram line continues to Jumeirah Lakes Towers station, which links to the DMCC metro station on the Red Line, and to Dubai Marina station, which links to the Sobha Realty metro station. Station names and routes can change, so check the map and timetable on rta.ae before you plan a route.

By road, JBR connects to Sheikh Zayed Road and the rest of the city through Dubai Marina. Distances to Downtown, DIFC and the airports are a drive, and rush hour on Sheikh Zayed Road and the roads around Marina is slow. Parking is limited for visitors. Ask how many bays come with the unit, and whether visitor parking in the tower is paid.

Bluewaters Island, with Ain Dubai, is linked to JBR by a pedestrian bridge, according to Wikipedia. For beach clubs and restaurants beyond JBR, see our Bluewaters page.

Schools, nurseries and healthcare

There are nurseries, clinics and pharmacies in and around JBR, with more in Dubai Marina, The Greens and Al Sufouh. Because school ratings and fees change each year, check the current rating, curriculum and fees in the KHDA school directory, and time the school run from the exact tower. JBR is a community of apartments, so families usually settle the school run before they choose a tower.

For healthcare, the Dubai Health Authority lists licensed clinics and hospitals. Check which clinics are inside the community and which accept your insurance before you rely on them.

Lifestyle: the beach, The Walk and dining

The beach is the main draw. It is public and free to use, and it is popular for swimming, volleyball and watersports. The Walk has restaurants, cafes and shops, and searches for JBR restaurants are among the most common in the area. The Beach mall adds shops, dining, a jogging track and playgrounds.

The feel is busy, especially on weekends and in winter, when visitors fill The Walk and the beach. If you want a quiet street, choose a lower floor away from the main drop-off or a tower set back from the promenade. Our Dubai Marina or JBR guide compares daily life in the two, and our beachfront access guide lists other beach areas.

How to choose a tower in JBR

With six blocks and dozens of towers, the tower you pick matters as much as the area. Use this checklist when you view.

  1. Check the view from the unit. Sea view, marina view and road view can differ within the same tower, so stand on the balcony at the time of day you would be home.
  2. Listen for noise. Homes close to The Walk or the beach road hear weekend crowds, restaurant extraction and traffic. Visit on a Friday evening as well as on a weekday morning.
  3. Ask about parking. Ask how many bays come with the unit, where visitors park and what visitors pay. Our parking checklist covers the questions.
  4. Ask about cooling bills. Our DEWA and chiller charges guide explains what is billed separately.
  5. Look at the condition. Towers from the first handovers are now many years old, so check the kitchen, bathrooms, air conditioning and lifts.

Short stays, holiday homes and hotels

Part of JBR is hotel towers, and many apartments are used for short stays by visitors. That helps explain why The Walk is busy all year and why search interest in short-term apartments in JBR is high. If you are a tenant, check that your contract allows the use you intend. If you are an owner, holiday letting needs a permit, and our short-term rentals guide explains the rules. Buildings also have their own house rules for guests, so ask the owners' association before you list a unit.

Off-plan and buying in JBR

New supply in JBR itself is limited, because the community is built out. See off-plan projects near JBR for current launches, and learn how off-plan payment plans work before you reserve. For costs, read our Dubai Land Department fees guide. Confirm on the title deed that the unit is freehold, and read our guide for foreign buyers. For rentals, register the contract through Ejari: our Ejari guide lists the documents.
