What a Dubai Marina apartment costs

Figures move, so treat these as the shape of the market rather than a price list — they are the apartments TRPE was handling in the Marina in September 2026, and the live list on this page is always the current position.

To rent, by the year: a one-bedroom of about 1,060 sq ft in Opal Tower at AED 100,000. Two-bedrooms from AED 90,000 for 846 sq ft in Marina Diamonds to AED 105,000 for 1,103 sq ft in Escan Tower. Three-bedrooms from AED 200,000 for 1,639 sq ft in Marina Terrace to AED 350,000 for 2,146 sq ft in Damac Heights.

To buy: one-bedrooms in Park Island between AED 2.15m and AED 2.35m for 796 to 909 sq ft. Two-bedrooms from AED 1.8m in DEC Towers to AED 3.7m for 2,243 sq ft in The Jewels.

The spread inside a single bed count is the point. A two-bedroom can cost less to rent than a one-bedroom in the tower next door, because what you are paying for in the Marina is the tower, the floor and the view rather than the number of rooms.

Which tower, and why it matters more than the bed count

Two hundred towers share one address here, and they are not interchangeable. Four things separate them, and all four show up in the price.

Where it sits on the water. A front-row tower on the promenade and one three rows back are a five-minute walk apart and a different rent. The back rows look into other towers.

Cooling. Most of the Marina is on district cooling. Some buildings bill it to the tenant, some fold it into the rent as “chiller free”, and the difference over a year is real money. Ask which before you compare two rents.

The service charge. Paid by the owner, per square foot, and it varies by tower. On a purchase it is the number that decides your net yield, and it is worth asking for the last two years rather than this year’s figure.

Age. The Marina has been built out over twenty years. An older tower is often larger for the money and closer to the water; a newer one is usually better insulated and cheaper to run.

Monthly and short-term rentals in Dubai Marina

This is the most common misunderstanding about the Marina, so it is worth saying plainly. A standard apartment here is let on a one-year contract with the rent quoted for the year. “Monthly” normally means that yearly rent paid in twelve cheques rather than one — more cheques usually costs a little more, and one cheque is the cheapest way to take a unit.

A genuine month-to-month apartment, furnished with bills included and no year’s commitment, is a holiday home. Those are licensed separately by Dubai’s Department of Economy and Tourism and priced nightly, which works out well above the annual equivalent. If that is what you need, you want a licensed holiday-homes operator rather than an estate agent.

What to check before you sign in the Marina

Parking is the one people forget: not every apartment comes with a bay, and in the Marina a second car is a real problem. Confirm how many bays the unit has and whether they are titled or allocated.

Then the tower’s own rules — some restrict short lets, some limit pets, and a few have long waiting lists for the gym or the pool. Ask for the owners’ association rules before you commit, not after.
