About Downtown Dubai

Downtown Dubai is the central district of the city, built by Emaar around the Burj Khalifa, The Dubai Mall and the Dubai Fountain. It sits on Sheikh Zayed Road next to Business Bay and a short drive from Dubai Hills Estate. It suits professionals who want to walk to work, dining and a metro station, and buyers who accept a high price per square foot for a central address.

This guide covers the layout, the buildings, rents and sale prices by home size as of October 2026, transport, schools, daily life, the honest downsides and the questions people ask most.

Where Downtown Dubai is and how it is laid out

Downtown Dubai covers about 2 square kilometres, according to Wikipedia's entry on the district. Emaar is the master developer. The land was known as Umm Al Tarif before 2000, and the Burj Khalifa was ready for occupancy in January 2010. The district is compact, so most places inside it are a walk or a short taxi ride apart.

A 3.5 km road, Sheikh Mohammed bin Rashid Boulevard, circles the area and carries most of the cafes and restaurants. Sheikh Zayed Road forms the western edge, and the Business Bay canal and the towers of Business Bay lie to the south. The district breaks into a few clear pockets:

  • Burj Khalifa and The Dubai Mall. The centre of the district. The Burj Khalifa is 828 m tall. The Dubai Mall is described as the world's second largest mall by total area. The Burj Khalifa area page lists homes nearby.
  • Opera District. Built around Dubai Opera, a 2,000 seat venue that opened on 31 August 2016. See the Opera District page.
  • Old Town. Low-rise buildings in Arabic style, quieter than the tower clusters.
  • Burj Khalifa Lake and the Boulevard. The lake sits beside Address Downtown. The Dubai Fountain is 275 m long and can shoot water 150 m high.
  • The southern clusters. Towers such as South Ridge and Burj Views sit on the quieter side of the Boulevard, closer to Business Bay.

Property types and buildings

Almost all homes in Downtown Dubai are apartments, plus a small number of penthouses and branded residences. There are very few villas. Buildings range from mid-rise towers with 1 and 2 bedroom flats to hotel-serviced residences with large penthouses. Each building below has its own page on TRPE with current listings.

Rents and sale prices by home size

Downtown is one of the most expensive districts in Dubai to rent or buy in. The figures below are dubizzle averages from its H1 2026 rental and sales reports. They come from dubizzle's own listing data, so they will not match registered contracts exactly. Treat them as a range, not a quote.

Apartment sizeAverage annual rent, H1 2026Average sale price, H1 2026
1 bedroomAED 133,000AED 2,446,000
2 bedroomsAED 223,000AED 4,451,000
3 bedroomsAED 360,000AED 8,328,000
All apartmentsAED 204,000AED 3,255 per sq ft

Sources: dubizzle Dubai H1 2026 rental market report and H1 2026 sales market report. The report gives no studio figure for Downtown.

Two points stand out. First, the second bedroom is the biggest jump in rent. A 2 bedroom costs about AED 90,000 a year more than a 1 bedroom on these averages. Second, Downtown sells at a premium over nearby areas. dubizzle puts Dubai Marina at AED 2,220 per sq ft and Dubai Hills Estate at AED 2,469 per sq ft, against AED 3,255 here.

Service charges

Service charges in Downtown vary a lot by building. Towers with hotel services, large podiums and heavy common facilities charge more per square foot than simple residential blocks. We do not quote a district average here because the figure depends on the building and the year.

To check a specific tower, look it up in the Dubai Land Department service charge index and ask the seller for the latest invoice. Our guides explain the service charge index and how to check service charges before you buy. The official index is on dubailand.gov.ae.

Getting around

Transport is one of the strongest reasons to live here.

  • Metro. The Burj Khalifa/Dubai Mall station on the Red Line serves the district. It sits on a viaduct along Sheikh Zayed Road and a walkway links it directly to The Dubai Mall. Business Bay is the next station towards Dubai Marina, and Financial Centre is the next towards Bur Dubai.
  • Roads. Sheikh Zayed Road and Al Khail Road are the two main routes. Expect heavy traffic at peak hours, especially around the mall at weekends and during events.
  • Walking. Many residents walk to the mall, the Boulevard and the Opera District. In summer, expect to use the mall interior or a taxi for part of the trip.
  • Taxis and ride apps. Easy to find at the mall and the Boulevard.

Journey times change a lot with traffic, so we do not quote minutes. Check live routes and station maps on rta.ae.

Schools, nurseries and healthcare

There are no schools inside Downtown Dubai, so families drive. Most families look at schools in Al Quoz, Al Safa, Al Wasl, Jumeirah and Al Sufouh, and the drive depends on the hour. Ratings and fees change every year, so search the KHDA school directory for inspection results.

For healthcare, residents use clinics in the district and larger hospitals elsewhere in the city. Verify the nearest hospital and your insurer's network on the Dubai Health Authority site (dha.gov.ae) before you choose a home. Our family-focused guide compares family-friendly communities in Dubai, and Downtown is usually less suited to families than villa areas.

Lifestyle

  • Shopping and dining. The Dubai Mall has the widest choice in the city, and the Boulevard has independent restaurants and cafes at street level.
  • Culture. Dubai Opera hosts concerts, ballet and theatre. The Dubai Fountain shows run in the evening.
  • Green space. Burj Park and the lakeside walks are the main open areas. There are no large parks or beaches inside the district. The nearest beaches are a drive away.
  • Feel. Busy and urban. Residents share the area with many visitors, so noise, crowds and taxi queues peak at New Year and during events.

For a longer list of places to visit, read our guide to the best things to do in Downtown Dubai.

Who Downtown Dubai suits

  • Professionals and couples. A 1 or 2 bedroom close to the metro and the Boulevard fits people who want to cut commutes and eat out.
  • Families. Possible in a larger flat, but the school drive and the lack of garden push many families towards Dubai Hills Estate.
  • Buyers. Those who want a central address and a recognised name, and who accept the premium over nearby areas.
  • First-time buyers. A studio or 1 bedroom in an older tower is the usual entry point. Our first-time buyer guide lists what to avoid.
  • Renters on a tighter budget. Business Bay is one metro stop away and averages lower rents. dubizzle's H1 2026 report puts the Business Bay 1 bedroom at AED 104,000 against AED 133,000 in Downtown.

Downtown compared with nearby areas

Many people comparing Downtown also look at Dubai Marina and Dubai Hills Estate. The table uses the same dubizzle H1 2026 reports, so the figures are comparable.

Area1 bedroom rent2 bedroom rentSale price per sq ft
Downtown DubaiAED 133,000AED 223,000AED 3,255
Dubai MarinaAED 102,000AED 156,000AED 2,220
Dubai Hills EstateAED 107,000AED 164,000AED 2,469

The gap is widest for two bedrooms. A Downtown 2 bedroom averages about AED 67,000 a year more than a Marina one and about AED 59,000 more than one in Dubai Hills (our subtraction from the dubizzle averages). You pay for the central address, the views and the walking access, so decide how much those matter to your daily routine.

What to check before you rent or buy in Downtown

  • The view and the floor. A Burj Khalifa or fountain view costs more than a road or podium view. Visit at the time of day you will be home.
  • Noise. Flats facing the Boulevard or the Sheikh Zayed Road side can be loud during events and at night.
  • Parking. Ask how many bays come with the unit and what visitors pay.
  • Building age and condition. Older towers may need work on lifts and common areas. Ask for the last service charge invoice and the reserve fund position.
  • Walking route to the metro. Some towers are a few minutes from the station and others are 15 minutes or more on foot. Walk it once in daytime heat.
  • Tenancy rules. Register the contract through Ejari, and check the cost and process on dubailand.gov.ae.

Off-plan and buying in Downtown

New launches in Downtown are mainly branded and high-end towers. See current projects on the off-plan Downtown Dubai page. When you buy, add the Dubai Land Department transfer fee and agency costs, which our guide on Dubai Land Department fees in 2026 explains. Foreign buyers can own freehold here (confirm the title deed). If you plan to rent a home, read how Ejari and tenancy contracts work.
