Burj Vista is a twin-tower residential project by Emaar in Downtown Dubai, the district around Burj Khalifa and Dubai Mall. People search for it as Burj Vista Tower 1 and Burj Vista Tower 2. Emaar describes a main tower and a smaller secondary tower, and apartments in either are bought and rented as separate towers.

Where is Burj Vista?

Burj Vista is in Downtown Dubai, where Emaar is the master developer and which covers about 2 sq km. Emaar's own communications list Burj Vista with Forte and Boulevard Heights among its Downtown Dubai developments, so it belongs to the same group of towers around the Downtown Boulevard. What is Burj Vista Tower 1 and Tower 2?

Emaar's lifestyle guide gave these storey counts when the towers were being built. Other databases give slightly different floor counts, so treat 65 and 20 as the developer's description, and confirm a unit's floor from its title deed or a Dubai Land Department record. We do not state a unit count or unit sizes because we could not source them from Emaar.

Burj Vista Tower 1 or Tower 2?

The two towers differ in height and views. The taller tower has far more floors and the shorter tower has far fewer. When a listing says Tower 1 or Tower 2, ask which tower it is and which floor, then compare views, service charge and maintenance for that tower specifically.

Getting around Downtown from Burj Vista

• Burj Khalifa/Dubai Mall Station on the Dubai Metro Red Line serves the district, and Business Bay is the next station.
• The Dubai Fountain is 275 m long and can reach 150 m high.
• Dubai Opera has 2,000 seats and opened on 31 August 2016.
• There are no schools inside the district, so families plan school runs from Downtown.

Prices and sold data

Our Downtown Dubai page shows Dubai Land Department sales for 1,732 homes, January to October 2026, with a typical price of AED 2,838 per sq ft across the district. Burj Vista is not shown separately in that data, so we do not quote a figure for it. Typical district prices were AED 2,200,000 for a 1-bedroom and AED 3,850,000 for a 2-bedroom in the same period. These are Downtown medians, not Burj Vista prices.

Downtown towers carry annual service charges set per building, and buyers also pay Dubai Land Department fees on transfer.
