JBR apartments for rent come in two forms: yearly leases and short-term holiday lets. The page you are on lists yearly rentals in Jumeirah Beach Residence, the beachfront strip of residential towers along The Walk. If you searched for JBR apartments for rent short term, the section below explains the difference and what a short stay involves.
A yearly lease is a registered tenancy for at least one year. A short-term rental is a holiday home let, usually by the night or the week. Dubai regulates holiday homes through the Department of Economy and Tourism, which requires a permit for each unit and allows only whole unit lets, not rooms or bed spaces. A tenant who wants to sublet needs the landlord's no objection.
| Yearly lease | Short-term holiday let | |
|---|---|---|
| Contract | Unified Tenancy Contract, registered in Ejari | Holiday home contract between the operator and the guest |
| Permit | Ejari registration | Holiday home permit for the unit from the Department of Economy and Tourism |
| Payment | Rent paid by cheque or transfer for the year | Paid for the stay, usually with a booking platform or operator |
| Rent increase rules | Apply at renewal | Not applicable |
| Best for | Residents and families | Visitors and short stays |
If you need a few weeks, ask the operator to show the unit's holiday home permit before you pay. If you plan to stay a year or more, a yearly lease is usually the better fit and gives you a registered contract. Our guide to Ejari and tenancy contracts shows how a yearly lease works.
Our guide to short term rentals and holiday homes in Dubai explains the rules in more detail. Remember that the listings on this page are yearly rentals, so contact us if you need a stay of a few weeks or months and we will advise on the options.
JBR was developed by Dubai Properties, a Dubai Holding company, and launched in 2002. Published sources say it was largely completed around 2010 and runs for about 1.7 kilometres along the beach. The Walk is a pedestrian strip of shops and restaurants at street level, and the towers rise above it. Sources differ on the exact tower count, but it is roughly 35 to 40 towers including hotels. See our Jumeirah Beach Residence community page for the buildings we cover, including Rimal.
JBR is grouped into clusters named Rimal, Sadaf, Murjan, Bahar and Shams, plus Amwaj. When you view, check which tower faces the sea, which faces Dubai Marina or the road, and whether the building has been refurbished. Unit sizes and floor plans vary across clusters, so compare the floor plan of each home and not only the cluster name.
We do not quote a JBR average rent here because we could not find a dated figure that covers JBR from an official source or a named 2026 report. Dubizzle's H1 2026 market report, for example, does not include JBR. Savills' Q3 2026 data, reported by Khaleej Times on 13 October 2026, does not list JBR either, but it shows neighbouring Dubai Marina apartment rents down 12.8% year on year. Ask for three recent asking rents in the cluster you prefer and compare the same layouts. Our Dubai Marina vs JBR guide helps you decide between the two areas.
| Cost | What to know |
|---|---|
| Ejari registration | The Dubai Land Department lists AED 177.75 online and AED 220 at a trustee centre. |
| Housing fee | Dubai Municipality charges 5% of annual rent, added to the electricity and water bill (u.ae). |
| Agency commission | Some brokers charge up to 5% of total rent (u.ae). See agency commission in Dubai. |
| Cooling and utilities | See DEWA and chiller charges explained. |

JBR suits tenants who want the beach and restaurants on their doorstep, and who accept that The Walk is busy in the evening and at weekends. It is less suited to anyone who wants a quiet residential street. Read our guide to Dubai properties with beachfront access to compare it with other beach areas. Visit the area on a weekday and a weekend evening before you commit to a year, and walk from the tower to the tram, the beach and the nearest supermarket so you know the daily routine. Ask current tenants in the building about lifts, water pressure and parking, because these are the details listings rarely show.
Yes, but short stays are holiday home lets and need a permit for the unit from the Department of Economy and Tourism. Only whole units can be let, not rooms. Ask the operator to show the permit before you pay.

Yes, for a yearly lease. The DLD lists AED 177.75 online or AED 220 at a trustee centre. The registration is needed to connect utilities.

We do not have a dated source that compares them, so we do not state a difference. Ask for recent asking rents for the same layout in both areas. Our Marina vs JBR guide covers the lifestyle differences.
