Rent or buy in Creek Harbour?

Renting keeps your cash free and lets you test the community before you commit. Buying makes sense if you plan to stay for several years and have the deposit, fees and mortgage approval in place. Buyers also pay Dubai Land Department transfer costs on top of the price, which our guide to Dubai Land Department fees in 2026 sets out. Many people rent for a year first, learn which tower and floor they like, then look at resale or off-plan homes. How to rent an apartment in Dubai Creek Harbour

  1. Decide your budget as an annual rent and compare it with the table above.
  2. View two or three buildings. Check the view, noise, parking and the walk to shops.
  3. Agree the rent, number of cheques and furnishing with the landlord.
  4. Sign the unified tenancy contract and pay the deposit. The landlord may take a deposit for maintenance and must return the remainder at the end of the lease (Law 26 of 2007, Article 20).

The official unified tenancy contract is published by the Dubai Land Department. Our Ejari and tenancy contracts guide explains each clause.
