Apartments for rent in Jumeirah

Apartments for rent in Jumeirah are mostly low-rise flats in Dubai's coastal neighbourhood, a short drive from Downtown Dubai and the beach. People searching for Jumeirah apartments or flats for rent often mean very different places, so this guide separates the real Jumeirah neighbourhood from other areas with Jumeirah in their name, and explains what renting here involves.

What does Jumeirah mean in a rental search?

Jumeirah is a long coastal strip running along the Gulf, usually divided into Jumeirah 1, 2 and 3 on property portals. Our Jumeirah community guide describes it as a prestigious coastal neighbourhood, with the Burj Al Arab at one end and the beaches of Jumeirah Beach Road along it. Many other places carry the Jumeirah name because they were built by Jumeirah-branded developers, but they are separate communities with different rents.

What are Jumeirah apartments like?

According to our community guide, Jumeirah apartments are mostly one to three-bedroom homes in low-rise buildings, which gives a more compact feel than Dubai's tower districts. The area also has large villas with gardens and pools, and branded residences such as Jumeirah Marsa Al Arab and Jumeirah Residences Emirates Towers. If you want a villa instead, see our guide to the best areas to rent a house in Dubai.

The apartments currently advertised on this site are in La Mer, a Meraas beachfront development in Jumeirah 1. Meraas describes La Mer as having beach access, beachfront dining, shops, cafes and a marina and yacht club with more than 190 berths. You can read more on our La Mer community page. The one-bedroom homes we show there have sea or marina views, a private balcony and a floor area of about 800 sq ft. For this size, see 1 bedroom apartments for rent in Jumeirah.

How much are apartments for rent in Jumeirah?

We do not quote an average rent here. Rents along the Jumeirah coast vary widely by street, building age and distance from the beach, and the published figures we found cover single buildings or listings rather than the whole area. Use the live prices above this guide, and compare them with the Dubai Land Department's Rental Index, which gives the average rent for your area, property type and number of rooms. You can use it through the Dubai REST app or the Dubai Land Department website.

As a general rule, you pay more for a beach or sea view, a renovated or upgraded unit and a vacant flat that can be occupied at once.

Getting around from Jumeirah

Our community guide gives rough drive times from Jumeirah of about 20 minutes to Downtown Dubai, 25 minutes to Dubai Marina via Sheikh Zayed Road and 30 minutes to Dubai International Airport. Treat these as off-peak estimates. The guide notes that there is no metro station within the neighbourhood and that peak hours can bring traffic delays, so a car is the practical choice.

Is Jumeirah a good place to rent?

AdvantagesTrade-offs
Beaches and sea views close byHigher rent than most inland areas
Low-rise buildings, quieter streetsNo metro station in the neighbourhood
Restaurants, cafes and boutique shops nearbyTraffic at peak hours
Short drive to DowntownFewer new towers with full facilities

Which neighbouring districts should you compare?

Several districts sit next to or near the Jumeirah coast and are worth comparing if your first choice is too expensive or has no stock. Al Safa, Al Wasl and Umm Suqeim all have guides on our site. City Walk sits in Al Wasl, and our apartments for rent in City Walk page covers that walkable district.

When you compare, look at the same bedroom count and the same type of building, and ask what the rent includes. A flat with a view and bills included can cost less overall than a cheaper one with extra charges. Always agree the full cost in writing before you pay a holding deposit.

What to ask on a viewing in Jumeirah

  • Building age: older low-rise blocks may have fewer shared facilities than a new tower.
  • Parking: confirm the number of bays and whether visitor parking exists.
  • Cooling and bills: ask if air conditioning is central, split or chiller-billed and whether any bills are included.
  • Beach access: check the real walking distance, and whether the beach is public or private.
  • Furnishing: a vacant flat that is furnished may save you moving costs.
