What is it like to live in Business Bay?

Business Bay is a dense district of towers next to Downtown Dubai. It has its own Dubai Metro Red Line station, and the Dubai Water Canal runs through it with a promenade, which many residents use for walking and cycling. It mixes offices, hotels and homes, so it suits professionals who want to be close to work and to Downtown. It can be busy and construction noise varies by street, so visit at different times of day. Our Business Bay property guide and the Business Bay community page cover the area in more depth.

Which Business Bay buildings should you look at?

Business Bay has many towers, and rent depends on the building more than the area label. Buildings that appear for rent include:

Check the view (canal, Burj Khalifa or road), the floor, parking and building facilities. Buildings with a canal view are usually priced differently from those facing the road.

Which size is best: studio, 1 bedroom or 2 bedrooms?

Studios and 1 bedroom flats are the most searched sizes. Our 1 bedroom apartments for rent in Business Bay page covers the most popular choice, and 2 bedroom apartments in Business Bay suit sharers and small families. Tenants who search for a furnished studio should confirm what the inventory includes.

Many searches ask for monthly rent. Dubai residential contracts are usually yearly and paid in cheques. Month by month stays are short-term lets, which are a different product and need a holiday home permit from the owner. Ask the landlord to confirm which kind of lease you are being offered.

How do Business Bay rents compare with other areas this year?

Savills measured apartment rent changes in Q3 2026 (July to September, year on year). The figures show that tenants across several popular areas now pay less than a year ago.

How do you choose a tower in Business Bay?

List what matters most: the canal view, a quiet side, a covered walk to the metro, parking for two cars or a pool that suits you. Then view at least three towers on the same day, so you can compare noise, lifts and corridors. Ask the building manager about service charges, because landlords may pass on cooling or maintenance costs in some contracts. Read our guide to why service charges vary between buildings.

Business Bay or Downtown Dubai?

Business Bay has a lower average than Downtown Dubai apartments for rent, by AED 89,000 a year on the dubizzle averages, and it is a short trip from the Burj Khalifa and Dubai Mall. Downtown is more walkable and polished. Business Bay is a good fit when you want central access at a lower rent.
