A 2 bedroom apartment for rent in Business Bay averages AED 148,000 a year, according to both dubizzle's and Bayut's H1 2026 reports. That is about AED 12,300 a month in annual contract terms, and below the AED 223,000 dubizzle reports for a Downtown Dubai 2 bedroom. This page answers the average and minimum rent questions, and shows who a two bedroom suits.

These are advertised or dashboard averages and the reports warn they may not match registered contracts. Bayut's was updated on 14 October 2026. Business Bay sits AED 75,000 below Downtown and AED 35,000 above JVC. Savills reported on 13 October 2026, through Khaleej Times, that Business Bay apartment rents fell 12.2% year on year in Q3 2026.
No report gives a single minimum, because it depends on the tower, floor, age and furnishing. The averages above are the middle of the market, so flats priced well under AED 148,000 will usually be older, smaller, on a lower floor or facing the road. Use the average as a benchmark. If an offer looks very low, check the size, the view, the service charge and whether chiller is included before you decide it is a bargain.
Business Bay suits sharers and professional couples who want a central address with a metro station, and families with one child who work nearby. On the average rent two sharers each pay about AED 74,000 a year, less than the AED 104,000 average for a 1 bedroom. Compare the 1 bedroom apartments for rent in Business Bay if you live alone. Many Business Bay towers have two bedroom flats. Our community pages include Royal Regency, The Bay, Bayz by Danube, The Atria and Canal Heights 2. Compare at least three on the same day and check which way the living room faces. The Business Bay community page lists the rest.
No. Some Business Bay towers include office or commercial units, and a unit sold as commercial may not be meant for living in. Ask the landlord to show that the flat is a residential unit and register the lease in Ejari. Our tenancy contract guide explains the process. The Dubai Land Department lists AED 177.75 for online registration and AED 220 at a trustee centre on its Ejari page.
The u.ae guide to leasing lists a 5% Dubai housing fee on the electricity and water bill and says brokers may charge up to 5% commission. Ask whether chiller is billed separately. See DEWA and chiller charges and use the rent increase calculator at renewal.
