About Business Bay

Business Bay is a mixed-use district of towers on the Dubai Canal, directly south of Downtown Dubai and next to Sheikh Zayed Road. It suits professionals who want to live close to DIFC and Downtown, renters who prefer a walkable, apartment-led area, and buyers who want a central address without paying Downtown prices. This business bay guide covers the layout, buildings, rents and prices, transport, schools, daily life and the trade-offs, with figures dated and sourced.

Where Business Bay is and how it is laid out

Business Bay sits between Sheikh Zayed Road to the west, Al Khail Road to the south and the Dubai Canal and Downtown Dubai to the north and east. Dubai Properties is credited with early landmarks such as Executive Towers and Bay Square.

The district is not one master-planned community with a single feel. It is a grid of towers, each with its own developer, podium and service charge. Three zones are useful to know:

  • The canal edge. Towers facing the Dubai Canal and the Marasi promenade. Walks, cafes and water views, and the highest rents for the size.
  • The Sheikh Zayed Road side. Quick access to the metro and the road, more office towers, and more traffic noise.
  • The inner blocks. Cheaper towers on the streets between the two, some with dated finishes and older parking arrangements.

Al Habtoor City, on the canal at the Business Bay and Al Safa edge, is its own mini-district with hotels, a theatre and residential towers. See the Al Habtoor City page for details.

Property types and buildings

Business Bay is almost entirely apartments, from studios to large penthouses, plus offices and serviced residences. There are no villas. Studios and one-bedroom homes dominate the older towers, while newer towers add branded residences and larger layouts. Our community pages cover these buildings:

Other buildings named in published area guides include Executive Towers, Capital Bay Towers, Merano Tower and Ontario Tower. Search interest is high for individual towers such as AG Tower, Elite Business Bay Residence and One by Omniyat, so check the building before you decide. Two towers a few metres apart can differ by 20% or more in rent because of age, view and maintenance.

Rents and prices by home size

Business Bay mixes budget towers and luxury branded ones, so averages hide a wide range. The table uses the Bayut H1 2026 rental and sales reports. They are advertised prices, not completed transactions. Treat them as a guide, not a quote. Browse live Business Bay rentals or apartments for sale in Business Bay to see the current range.

Sources: Bayut Dubai Rental Market Report H1 2026 (updated 14 October 2026) and Dubai Sales Market Report H1 2026 (updated 15 October 2026), which class Business Bay as mid-tier apartments. Bayut shows an average of about AED 2,124 per sq ft on its sales listings, while dubizzle's H1 2026 sales report shows about AED 2,408 per sq ft. Savills reported in October 2026 that Business Bay apartment rents fell 12.2% year on year in Q3 2026.

Within the district, a canal-front or branded tower will sit well above the average and an older inner-block tower well below it.

Service charges

Service charges in Business Bay vary by tower, and the fee per sq ft depends on the amenities, the age of the building and how well the owners association is run. We do not quote an area average here. The Dubai Land Department publishes its service charge index through the Dubai REST app, and the figure for a specific tower is the one that matters. Read our Dubai service charge index guide and how to check service charges before you buy before making an offer. Ask the seller for the last service charge invoice, and check whether the building has any unpaid special levies. The official Dubai REST site is the place to start.

Renting? Read our Ejari and tenancy contracts guide so you know what to register and what to sign. Ask whether the rent includes chiller charges, because in many Business Bay towers the cooling bill is separate and can add a noticeable monthly cost. Our DEWA and chiller charges guide explains how it works. Also ask about parking, a gym and pool access, and whether the building has had recent lift or facade work, since these affect daily comfort more than a headline rent figure.

Getting around Business Bay

Business Bay Metro Station on the Red Line serves the district, and Burj Khalifa/Dubai Mall, Financial Centre and Emirates Towers stations are the neighbouring stops on the line. Check current bus routes on the RTA site.

Roads are the main strength. Sheikh Zayed Road and Al Khail Road both touch the district. Drive times vary a lot with the hour, so test the routes you will use:

  • Downtown Dubai and DIFC: a short drive, or a metro ride from Business Bay station.
  • Dubai International Airport: a drive across the city, so allow extra time at rush hour.
  • Jumeirah Beach: a drive from the district, longer at weekends and in the evening.

At rush hour the roads around the canal bridges can be slow, and parking is tight in older towers. Ask how many bays come with each unit. Many Business Bay residents walk to cafes, the canal promenade and the metro instead of driving.

Schools, nurseries and healthcare

Business Bay is a young-professionals area, and there are few schools inside it. Families usually look to Al Quoz, Al Safa and Al Wasl. Search the KHDA school directory by area for current inspection ratings, curriculum and fees before you shortlist a school or nursery, and test the school run from the exact tower at the morning drop-off time.

For healthcare, the area has several private clinics, and hospitals in Al Safa and Al Wasl are a short drive away. For official listings of licensed facilities, see the Dubai Health Authority.

Lifestyle: parks, canal, malls and dining

The Dubai Canal walkway is the signature outdoor space, with cycling and running along the water and views to Downtown at night. Bay Avenue Park and Bay Avenue Mall give residents a daily-needs base, and The Dubai Mall is a short drive or a metro ride away. Burj Park in Downtown is close for weekend walks.

Dining is strong. The canal side, Bay Avenue and the hotels in Al Habtoor City offer everything from quick lunches to evening restaurants. The feel of the area is urban and international, with a mix of office workers, renters on short moves and long-term residents. It is busier and louder than the villa communities, and a lot of construction continues in the inner blocks.

Frequently asked questions

Where is Business Bay in Dubai?

Is Business Bay a good place to live?

How much is rent in Business Bay?

Published averages vary by source. Bayut reports H1 2026 advertised averages of AED 73,000 for a studio, AED 104,000 for a one-bedroom and AED 148,000 for a two-bedroom. Savills reported rents falling 12.2% year on year in Q3 2026. Browse live listings for the current range.

Does Business Bay have service charges?

Yes. Every tower sets its own service charge, so ask for the invoice for the exact unit and check the Dubai REST service charge index before you buy.
