A townhouse in Dubai sits between an apartment and a villa: more space and a private entrance, without villa prices. Most are in gated communities on the edges of the city, with shared pools, parks and a school nearby.

The trade for the extra space is location. Almost no townhouses exist in Downtown, Dubai Marina or Business Bay, so you are choosing a community and a commute as much as a home. Our guide to townhouses versus villas goes into the comparison in more detail.

Dubai Hills Estate is the other name buyers ask for most. It is the most central townhouse community in the city and prices reflect that.
Charged per square foot and payable every year. Townhouse communities are cheaper than towers but the bill still runs to thousands of dirhams annually. Ask for the current rate, not last year's.
An end unit with one shared wall is quieter and resells faster than a middle unit. The price difference is usually smaller than the difference in living with it.
Many townhouses are sold before completion. Check the date in the contract rather than the brochure, and look at what the developer has actually delivered nearby.
Most townhouse communities are a 25 to 40 minute drive from Downtown outside rush hour, and longer in it. Drive it at the time you would actually travel.
Budget 6 to 7 percent above the purchase price in cash, or 7 to 8 percent with a mortgage. That covers the 4 percent Dubai Land Department transfer fee, trustee and title deed charges and agency commission. Our guide to Dubai Land Department fees sets out every charge with worked examples.
If you are buying off-plan, payment plans spread the cost over construction rather than requiring a mortgage up front.
