Two things move the rent more than the bedroom count. The first is the building: a branded or hotel-run tower costs more than an older inland block. The second is furnishing and view. Compare rent per square foot as well as the headline figure: in the table, the cheapest home is not the smallest.

1 BHK means one bedroom, a hall (living room) and a kitchen, which is the same as a 1 bedroom apartment. In Business Bay the homes listed with us range from 809 sq ft to 1,068 sq ft. The Land Department's typical size for a 1 bedroom sold in Business Bay in 2026 was 829 sq ft, so most one bedrooms sit around that mark. Many come with a second bathroom for guests and a balcony.

As of November 2026 our one bedroom homes for rent are in Royal Regency, The Bay and Amna Tower in Al Habtoor City. SLS Dubai Hotel and Residences is a branded tower in the same district that also has one bedroom homes, though none is listed with us today. The same layout can rent for different amounts in different towers, so view at least three. Ask which way each unit faces: canal, Burj Khalifa and road views are priced differently.

Our Business Bay area guide splits the district in two. Towers on the canal edge face the Dubai Canal and the Marasi promenade, with walks, cafes and water views, and the highest rents for the size. Towers towards Sheikh Zayed Road are quicker to reach the metro and the main road, with more office towers and more traffic noise. Al Habtoor City, on the canal at the Business Bay and Al Safa edge, is its own small district with hotels and residential towers.

Business Bay Metro Station is on the Red Line, and the Burj Khalifa/Dubai Mall, Financial Centre and Emirates Towers stations are the neighbouring stops. If you will commute by metro, a tower on the Sheikh Zayed Road side keeps the walk short. Check routes and timings on the RTA website, and walk the route from the building at the time you would travel.

It suits single professionals and couples who want a central address, a metro station nearby and a separate bedroom.
