Downtown Dubai apartments for rent range from compact studios to large Burj Khalifa view residences, and most of the area is built around Emaar's Downtown master plan. According to dubizzle's H1 2026 market report, the average apartment rent in Downtown Dubai was about AED 204,000 a year, one of the highest in the city. This guide explains what each home type costs, which buildings to look at and how renting works.
Downtown is the central district around the Burj Khalifa, The Dubai Mall, the Dubai Fountain and Dubai Opera. Dubizzle describes it as an Emaar mega-development. Most tenants choose it for walkability, central access and views, not for low rent.
The area suits professionals who want a short commute to the business districts, couples who like to walk to restaurants and the Boulevard, and tenants who want a building with a gym, pool and concierge. It is less suited to anyone on a tight budget. Neighbouring Business Bay usually costs less for similar floor space. Read our Downtown Dubai community guide for the wider picture.
Dubizzle's H1 2026 report (January to June 2026) gives these average apartment rents. The report says the figures come from its own data dashboard and may not match registered transactions, so treat them as a guide, not a quote.

The wider market is moving. Savills' Q3 2026 data, reported by Khaleej Times on 13 October 2026, shows apartment rents falling year on year in areas such as Business Bay (down 12.2%) and Jumeirah Village Circle (down 10.4%). The report does not give a Downtown rent change, but it names Downtown among the areas with stronger new leasing activity. Savills also describes early signs of stabilisation. Ask a broker for current asking rents in your building before you negotiate.
Downtown is a cluster of separate towers and small neighbourhoods, and each has its own feel. Buildings that regularly appear for rent include:
When you view, check which way the unit faces, whether it is on a high floor, and whether the building has its own parking for your cars. Cooling charges and building access rules can differ between towers.
Studios are the entry point to Downtown. Our studios for rent in Downtown Dubai page lists them, and the 1 bedroom apartments for rent in Downtown Dubai page covers the most searched size. Larger families can use the 2 bedroom and 3 bedroom pages.
If you search for a Burj Khalifa apartment for rent, remember that the Burj Khalifa itself is a small part of Downtown. Many tenants who want that address look at nearby towers with a view of it.
Business Bay is the closest cheaper option. Dubizzle's H1 2026 figures put the average Business Bay apartment rent at AED 115,000, against AED 204,000 for Downtown. Browse apartments for rent in Business Bay if you want a similar central location with more choice. Dubai Creek Harbour is another option for newer buildings and a calmer setting.

Dubai limits rent increases at renewal by comparing your rent with the average for similar homes. The DLD's Smart Rental Index, announced on 2 January 2025, assesses buildings on structure, finish quality, location and services. If your rent is less than 10% below the market average, the landlord cannot raise it. Use our rent increase calculator and read how rent increases are calculated.
