How Much Does a Villa Cost in Dubai?

A three bedroom villa in Dubai starts at roughly AED 1.8 million in the outer communities and passes AED 9 million in prime ones such as Dubai Hills Estate. The gap is not the house. It is the plot, the location and how finished the community is.

What actually moves the price?

Plot size first. Two identical houses on 3,500 and 6,000 square feet of land are different products, and the land is what holds value. Then position within the community: backing onto a park, a golf course or open space carries a premium that survives resale, while backing onto a road does not.

After that comes maturity. A community still handing over phases will keep producing near identical villas for years, which caps resale. A finished community cannot add more plots.

What does the price not include?

Is a villa better value than a townhouse?

The plot is included. A pool is not always. On many communities a pool is either an upgrade at purchase or something you add later, which needs community approval and adds to running costs.
Is a villa a better investment than an apartment?+
Villas hold value best in finished communities where no more plots can be added. Apartments usually produce a higher rental yield. Which is better depends on whether you want income now or capital preservation.
