Buying a Villa in Dubai: Areas, Prices and Process

A villa in Dubai means a detached home on its own plot, usually in a gated community 20 to 40 minutes from the centre. Expect to pay from around AED 2 million in the outer communities, and several times that closer in or on the water.

This guide covers where to look, what to check, and what the purchase costs beyond the price.

The trade is space against distance. Villas sit where land was available, which means a commute. Drive it at the hour you would actually travel, not on a quiet Sunday.

Where to buy

  • Established, central: Emirates Hills, Al Barari, Jumeirah. Mature landscaping, the highest prices.
  • Family favourites: Arabian Ranches, Dubai Hills Estate, Mudon. Schools, parks, a settled feel.
  • Value: DAMAC Hills 2, The Valley, Damac Lagoons. Newer, further out, more house for the money.
  • Waterfront: Palm Jumeirah, Jumeirah Bay. A different market entirely.

What to check before you buy

Service charges and community fees

Lower per square foot than an apartment, but villas are larger, so the annual bill is not necessarily smaller. Ask for the current rate in writing.

Plot orientation

Which way the garden faces decides whether it is usable from May to September. North-facing outdoor space is worth paying for in Dubai.

Single row or middle

In villa communities, a plot backing onto a park or the community edge resells faster than one overlooked on both sides. The premium at purchase is usually less than the difference at resale.

Handover risk on off-plan

Many villas are sold before completion. Check the date in the contract, and look at what the developer has actually delivered nearby rather than what is promised.

What it costs on top of the price

Budget 6 to 7 percent above the purchase price in cash, or 7 to 8 percent with a mortgage: the 4 percent Dubai Land Department transfer fee, trustee and title deed charges, and agency commission. Our guide to Dubai Land Department fees works through it at three price points.

Ready or off-plan?
