How much is a 4 bedroom villa for sale in Dubai?

The table uses the "4+ bedrooms" row of the Dubai Land Department sold prices on each of our community pages. "Typical" is the median: half the sales were above it and half below. The row counts every home with four or more bedrooms, so in villa and townhouse communities it is mostly villas and townhouses, and in mixed areas it can include a few large apartments.

A small number of sales, such as five in Al Barari, can move the median a lot, so read those rows as a rough guide. Palm Jumeirah's figure includes large penthouses as well as beach villas.

Among the homes listed with us as of November 2026, a 4 bedroom, 4 bathroom villa in Mudon Al Ranim 7 in Mudon is offered at AED 4,400,000 for 2,598 sq ft, with a payment plan and handover described as soon. Live prices change, so check the cards at the top of the page.

Where can you buy a 4 bedroom villa in Dubai?

Most 4 bed villas for sale in Dubai are in gated family communities away from the coast, plus a smaller number on the Palm and in the golf estates. Use the community as your first filter, because it decides the plot, the service charge, the school run and the price per square foot.

  • Dubailand and the Al Qudra side. The Valley, Villanova, Mudon, Arabian Ranches 2 and Arabian Ranches 3 have the lower medians in the table and newer homes.
  • Close to the city. Dubai Hills Estate puts a 4 bedroom villa near Al Khail Road and Downtown, and costs the most of the family communities above.
  • Near Jebel Ali and Expo. Al Furjan and Tilal Al Ghaf sit on the western side of the city.
  • Top end. Palm Jumeirah and Al Barari are the places for very large plots, water or garden settings and prices well above the rest.

What does a 4 bedroom villa in Dubai usually include?

Layouts differ by developer, so treat this as general guidance and check the floor plan of the exact home.

  • Bedrooms and bathrooms. Four bedrooms, often each with its own bathroom, plus a guest washroom downstairs.
  • A maid's room. Many 4 bedroom villas add a maid's or helper's room with its own bathroom, and a laundry room.
  • Kitchen. Some buyers search for a 4 bedroom villa with a closed kitchen. Older designs often have one; newer ones are often open plan with a separate show kitchen. The listing photos and plan will tell you which.
  • Outside. A private garden, covered parking for one or two cars and, in some communities, space for a pool.
  • Flexibility. The fourth bedroom works as a guest room, study or playroom.

The typical sizes in the table show how much space varies: about 2,200 sq ft in Tilal Al Ghaf against more than 3,000 sq ft in Town Square and Dubai Hills Estate. Compare built up area and plot, not only the bedroom count.

4 bedroom villa or 4 bedroom townhouse?

A townhouse shares one or two walls with its neighbours and usually has a smaller plot, while a villa stands on its own. Many communities in the table sell both, and the Land Department figures do not separate them, so ask which one a listing is. Our guide on townhouse or villa sets out the differences.

Is a 4 BHK villa the same as a 4 bedroom villa?

Yes. 4 BHK means four bedrooms, a hall (living room) and a kitchen. Listings in Dubai usually say "4 bed" or "4 bedroom", and add "+ maid" when there is a helper's room.

Buying a 4 bedroom villa ready or off plan

A ready villa lets you see the plot, the street and the finish before you pay. An off plan villa is bought from the developer before handover, usually on a payment plan. Read off-plan townhouses and villas in Dubai and buying a villa in Dubai on instalments. If the home is off plan or near handover, read your rights if handover is delayed.

What does it cost to buy a 4 bedroom villa in Dubai?

The Dubai Land Department lists a 2% fee for the seller and 2% for the buyer, AED 250 for the title deed, AED 250 for the map, AED 30 each for the innovation and knowledge fees, and AED 1,000 plus VAT for the service partner on deals of AED 500,000 or more (Dubai Land Department). In practice the buyer often pays the full 4%, which is AED 176,000 on a AED 4,400,000 villa. Add the agency fee you agree in writing, mortgage costs if you borrow, and the running costs in what it costs to run a villa in Dubai. Questions to ask before you offer on a 4 bedroom villa

  1. What is the built up area and the plot area, and are both on the title deed or plan?
  2. What are the annual community service charges, and what do they cover?
  3. Has the villa been extended or altered, and are the approvals in place?
  4. Is it vacant, or let with a tenant whose contract you would take over?
  5. How old are the air conditioning units, which are a common cost in larger homes?
  6. How do similar villas in the same community compare on price per square foot with the Land Department figures above?

Write the answers down and compare two or three homes side by side. Larger homes have more that can go wrong, so a pre purchase inspection is worth considering. Our first time buyer mistakes guide lists the checks that people most often skip.
