Villanova

Villanova is a townhouse and villa community by Dubai Properties in Dubailand, off Emirates Road near Academic City. It is one of the larger family communities in that part of the city and is now substantially built and lived in.

It is laid out in named clusters, La Rosa, Amaranta, La Quinta and La Violeta among them, each released as its own phase. They share the same Mediterranean styling but differ in age, layout and finish, so the cluster name matters when you compare two listings.

Who does Villanova suit?

Families who want a new build townhouse with a garden, in a gated community with pools and parks, and who accept a suburban location in exchange for space. It works well for people commuting to Academic City, Dubai Silicon Oasis, Mirdif or along Emirates Road.

It is a longer run to DIFC or Downtown, and there is no metro, so it is less suitable if you want to live without a car.

What should you check before committing?

• Which cluster, and how far it sits from the retail strip, the pool and the entrance gate.
• Whether the townhouse is mid terrace or end, since that changes light, garden size and price.
• Community charges, and what they actually cover.
• Construction still going on nearby, which in a phased community means noise and dust for a period.
• The school run and the commute, both driven at the times you would really do them.

Is it a good investment?

It is an end user community, so the tenant base is families staying for years rather than short lets, and occupancy tends to be stable. Yields on townhouses are moderate rather than headline, and the resale market competes with a lot of similar Dubailand stock, so the specific cluster and condition do most of the work on price.
