Business Bay sits directly south of Downtown Dubai, along the water. It is the city's business district with residential towers built around it, which makes it one of the most rented areas in Dubai.

Who Business Bay suits

Tenants who work in or near Downtown and want to avoid a commute. You are minutes from DIFC, Downtown and Sheikh Zayed Road.

Investors who want reliable occupancy. Business Bay lets quickly because the tenant pool is large and constantly refreshed.

Less suited to families. There are few villas, limited green space and fewer schools than the suburban communities. Most homes are one and two bedroom apartments.

What to know before you buy or rent

Towers vary enormously

Business Bay was built fast by many developers. Two buildings on the same street can differ sharply in build quality, management and service charges. The area's reputation tells you very little about a specific tower.

Canal views carry a premium

Water-facing units cost more and hold value better. Units facing inward can look directly at the next tower.

Traffic

The road network was designed around offices. Weekday mornings and evenings are slow. Visit at those times before committing.

Service charges

Mid to high, depending on the building's facilities. Ask for the current rate in writing, and see our guide to service charges.
