Best Areas to Live in Dubai: Where to Live by Lifestyle

The best area to live in Dubai depends on three things: who you live with, how you get to work, and whether you want a flat or a house. A couple working in the financial district and a family of five with a dog want very different places, and both can be happy in Dubai. This guide sorts the main residential areas by the life they suit, so you can shortlist two or three before you view anything.

Where should you live for the beach and the nightlife?

Dubai Marina and JBR sit side by side on the coast. The Marina is a dense ring of towers around the water, with the metro and tram running through it; JBR is the line of towers directly on the public beach. Both are lively late into the evening, which is the attraction and also the drawback: weekends are busy and parking is tight. They suit singles and couples more than families with young children. Where should you live to be close to work in the centre?

Downtown Dubai is built around the Burj Khalifa and Dubai Mall, and Business Bay runs along the canal next to it. Both put you a short drive or metro ride from DIFC and Sheikh Zayed Road offices. Business Bay is usually the cheaper of the two for a similar flat. City Walk is the quieter, lower-rise option close by. Expect apartments rather than houses in all three.

Where do families live in Dubai?

Families who want a house and a garden usually look at Arabian Ranches, Dubai Hills Estate, Emirates Living and Mirdif. They are gated or low-rise communities with parks, pools and schools within a short drive. The trade-off is the commute: you will drive more than you would from the Marina or Downtown. Where can you get the most space for your budget?

Jumeirah Village Circle (JVC), Al Furjan, Town Square and Dubai Silicon Oasis are where most people go when the budget matters. They are newer communities with a mix of mid-rise apartment buildings and townhouses, a little further from the centre. JVC in particular has a lot of new buildings, so compare the building as much as the flat: management, parking and the service charge vary from one tower to the next.

Where can you live on the water without paying beachfront prices?

Dubai Creek Harbour faces the creek and the Ras Al Khor wildlife sanctuary, and Mohammed Bin Rashid City has District One's lagoon and Sobha Hartland. Where can you live on a golf course or a lagoon?

Jumeirah Golf Estates and Damac Hills are built around golf courses; Damac Lagoons around swimmable lagoons. They are villa and townhouse communities further out of town, popular with families who want space and quiet.

Is Palm Jumeirah worth it?

Palm Jumeirah is the address people know from photographs: garden villas with their own beach on the fronds, and branded apartment towers on the trunk. It is the most expensive way to live on the sea in Dubai, and the access road can be slow at peak times. If you want a private beach at your door, there are few alternatives.

How do you choose between two areas?

  • Drive the commute at the time you would actually travel, before you sign.
  • Visit on a weekend evening as well as a weekday, especially in the Marina, JBR and Downtown.
  • Ask for the service charge of the building, not the area average; it can change the true monthly cost a lot.
  • Check the school run if you have children: distance on a map and time in traffic are not the same thing.
  • Look at what is being built next door, because a quiet view today can be a building site next year.
