Apartments for rent in Jumeirah Village Circle

Choose by number of bedrooms

JVC apartments for rent range from compact studios to three-bedroom homes, and the area is the first choice for many tenants who want more space for the money than Dubai's waterfront districts offer. In Bayut's H1 2026 report, average advertised annual rents in Jumeirah Village Circle were AED 54,000 for a studio, AED 79,000 for a one-bedroom and AED 113,000 for a two-bedroom. This guide explains what each part of JVC is like, what the rent includes and how to rent here safely.

What is Jumeirah Village Circle like to live in?

Jumeirah Village Circle, usually shortened to JVC, is a Nakheel community of about 560 hectares, according to Nakheel. It sits between Al Khail Road, Sheikh Mohammed bin Zayed Road (E311) and Hessa Street, according to Property Finder's area guide. That position puts it inland, away from the beach and the metro, but close to the main roads that cross Dubai.

The community is built around a ring road with numbered districts, and most homes are mid-rise apartment buildings. Townhouses and villas exist too, but they are a small part of what people search for. For a wider picture of the neighbourhood, see our Jumeirah Village Circle community guide.

Day to day, JVC feels like a large residential suburb. You will find supermarkets, gyms, clinics and parks within the community, and most tenants drive. Rush hour on the roads around it can be slow, so check the route to your workplace at the hours you will actually travel.

How much are apartments for rent in JVC in 2026?

The table below uses Bayut's H1 2026 rental report, updated 14 October 2026. These are advertised asking rents, trimmed to reduce the effect of extreme listings. They are not registered contract values, so individual homes can sit well above or below them.

Rent depends on the building, the floor, the view, whether the flat is furnished and how many cheques you pay. A new tower with a pool and gym usually asks more than an older low-rise block a few streets away. If you want three bedrooms, see our page for 3 bedroom apartments for rent in JVC.

JVC studio, 1 BHK and 2 BHK: which size fits?

People in JVC often search by BHK, which means bedroom, hall and kitchen. A 1 BHK is a one-bedroom apartment and a 2 BHK is a two-bedroom. The size varies a lot between buildings, so compare square feet rather than bedroom count alone.

  • Studio: one open room with a kitchen area and bathroom. It suits one person who wants a short commute to work by car and a low rent. Built-up areas of roughly 400 sq ft appear in current listings.
  • 1 bedroom: the most common choice for couples and single professionals. Listings here range from around 650 to 870 sq ft, which is large for a one-bedroom.
  • 2 bedrooms: suits small families and sharers. Some have a maid's room, a closed kitchen and three bathrooms.

The sizes above come from homes advertised on this site at the time of writing, and they will change as listings change.

Which buildings and districts should I look at in JVC?

JVC is made of many separate developments by different builders, so the building matters more than the postcode. Buildings that appear often in our searches include Binghatti Orchid, Binghatti Amber and Eleganz 5 by Danube. Other developments with their own pages on our site include Samana Waves, Bloom Towers, Belgravia and Westwood Grande.

What to checkWhy it matters
Distance to a main road exitDecides how long the daily drive takes at rush hour
Building age and conditionNew towers have newer fittings, older blocks may have lower rent
ParkingAsk how many spaces come with the flat and where visitors park
Chiller and DEWA chargesCooling can be billed separately and changes the real monthly cost
Nearby constructionMany plots are still being built, which affects noise and views
Furnished or unfurnishedFurnished flats cost more but save moving costs

The districts are numbered, from District 10 upwards. Our site has community pages for District 10, District 12 and others, which show what is listed in each.

Is JVC a good place to rent?

For many tenants, yes. Bayut's H1 2026 report names JVC as the leading choice in the mid-tier apartment segment, ahead of Business Bay and Arjan. You get bigger flats than in most central areas at a lower rent, and the community has the facilities of a large suburb.

There are trade-offs. There is no metro station inside the community, so most people drive. Property Finder's rent forecast also groups JVC with areas that have a lot of new supply, which can mean mixed rent growth. That can help tenants when negotiating, but it also means quality varies between buildings. View a flat in person before you pay anything.

How to rent an apartment in JVC step by step

  1. Set your budget as a yearly figure and decide how many cheques you can afford.
  2. Shortlist two or three buildings and view the actual flat, not a similar unit.
  3. Ask for the title deed or the owner's authority and check that the person renting it to you is entitled to do so.
  4. Agree the rent, number of cheques, start date and who pays chiller and maintenance in writing.
  5. Sign the tenancy contract and have it registered on Ejari. Our Ejari and tenancy contracts guide explains what to check. Afterwards you can download your Ejari certificate at any time.
  6. Open a DEWA account for water and electricity at dewa.gov.ae, and keep photos of the flat's condition on move-in day.

Renewing and rent increases in JVC

At renewal, the landlord cannot raise the rent however they like. Dubai Land Department's Rental Index service calculates the permitted increase and the average rent for your area from your contract expiry date, property type, region, number of rooms and current annual rent. You can use it through the Dubai REST app, Ejari or the Dubai Land Department website. Our rent increase calculator and guide to how rent increases are calculated walk through the same idea.
