Apartments for rent in Jumeirah Village Triangle

JVT apartments for rent are a lower cost option in Jumeirah Village Triangle, a Nakheel community of villas, townhouses and apartment buildings. Apartments share the community with villas and townhouses, and the supply of flats can change from month to month. This guide explains what JVT offers, how it compares with Jumeirah Village Circle next door and how to rent.

What is Jumeirah Village Triangle like?

JVT is a Nakheel community that mixes villas, townhouses and apartments, between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44). Nakheel describes the villas and townhouses as being in traditional Arabian and Mediterranean styles, often on larger plots than you find in JVC. Check how you would get to work and the shops before you pick a building, because the community is spread out. Our Jumeirah Village Triangle community page lists the buildings we cover.

How much does it cost to rent in JVT?

We do not quote a JVT rent because no official or named 2026 report we could find gives one. Dubizzle's H1 2026 report does not cover JVT. It does cover neighbouring Jumeirah Village Circle, which is the nearest benchmark.

Source: dubizzle Market Report H1 2026. The report says its data comes from its own dashboard and may not reflect registered transactions. Savills' Q3 2026 data, reported by Khaleej Times on 13 October 2026, shows JVC apartment rents down 10.4% year on year and lists both JVC and JVT among the areas with stronger new leasing activity. Use JVC as a guide and ask for recent asking rents in JVT before you offer.

Which JVT buildings have apartments for rent?

Look at Emerald Vision Tower and The Community on our community pages. Other buildings searched by tenants include Al Manara Tower. Ask each building about parking, lifts, the pool and gym, and the cooling charge. Studios are the most common entry size. See studios for rent in Jumeirah Village Triangle.

JVT or Jumeirah Village Circle?

JVC is the larger apartment market next door, and its rent data is easier to compare. JVT is the choice if you want a community with villas and townhouses around you. Browse apartments for rent in Jumeirah Village Circle, with 1 bedroom and studio pages, if you want more options. If you want a central address, compare Business Bay apartments for rent, which averaged AED 115,000 in dubizzle's H1 2026 report.

What types of home are in Jumeirah Village Triangle?

JVT is a freehold gated community of villas, townhouses and apartments. Villas and townhouses are a large part of the community, so some tenants who start with an apartment search end up comparing a townhouse as well. Our guide to villa communities for families and the guide to cheap villas to rent in Dubai help you compare. For apartments, ask the agent how old the building is, who manages it and whether the pool and gym are open to all residents.

Who is JVT right for?

  • Tenants who want a residential community away from the business towers, with roads to Sheikh Mohammed Bin Zayed Road and Al Khail Road.
  • Couples and small families who want a studio or 1 bedroom at a lower rent than central Dubai.
  • Renters who already know the area and its districts.
  • Tenants who prefer to compare apartments with townhouses before they decide.

It is a weaker fit if you want to walk to a metro station and restaurants, so test the commute at the time you would actually travel. Many tenants view in the middle of the day and later find the journey slower than expected. Compare it with Dubai Marina or Business Bay for that.

What happens at renewal?

Dubai limits rent increases by comparing your rent with the average for similar homes. The DLD's Smart Rental Index, announced on 2 January 2025, assesses buildings on structure, finish quality, location and services. If your rent is less than 10% below the market average, no increase is allowed. Read how rent increases are calculated.

What should you check when viewing a JVT apartment?

  • The exact district and its distance to the main roads at rush hour.
  • Parking: how many spaces you get and whether visitors can park.
  • Internet and cooling: which provider serves the building and who pays the cooling charge. See DEWA and chiller charges explained.
  • Nearby shops, schools and clinics, and how you would reach them without a long drive.
  • The condition of the unit, and a written inventory if it is furnished.
