Palm Jumeirah apartments for rent cost about AED 249,000 a year on average, according to dubizzle's H1 2026 report, with one bedrooms from about AED 169,000. The Palm is Dubai's best known island address, with beach access, hotels and a monorail. This guide explains rents by bedroom, where to live on the island, how to get around and what you pay on top.
| Apartment size on Palm Jumeirah | Average annual rent, H1 2026 (dubizzle) |
|---|---|
| All apartments | AED 249,000 |
| 1 bedroom | AED 169,000 |
| 2 bedrooms | AED 249,000 |
| 3 bedrooms | AED 383,000 |
dubizzle's figures come from its own listing data for its ultra luxury apartment segment, and may not match registered contracts. Treat them as a guide. The cards above show current asking rents. Savills' Q3 2026 report, as covered by Khaleej Times on 13 October 2026, does not give a Palm Jumeirah figure, so compare several live listings before you accept a rent. We could not verify a studio average for the island, so ask for current studio rents directly.
We found no verified Palm Jumeirah rent change for Q3 2026. Savills described Dubai as entering a phase of rebalancing, and several communities saw apartment rents fall year on year (Khaleej Times, 13 October 2026). The practical step is to ask the agent for recent rents in the same building and use them in negotiation. When you renew, the rent increase calculator shows what a landlord can ask.
| Part of the island | What it is |
|---|---|
| The trunk | The central spine, with apartment buildings, shops and the monorail line |
| The crescent | The outer arc that surrounds the island, home to hotels and large resort developments |
| The fronds | The palm leaves that hold the villas, such as Garden Homes on Frond F |
Most apartment tenants look at the trunk and crescent. Community pages cover FIVE Palm Jumeirah, Palm View and Avani Palm View. Searches also use names such as Shoreline, Golden Mile, Marina Residences, Serenia and SoHo. Ask the agent which building a listing is in and what the facilities include, because rents differ by building.
Studios and one bedrooms suit single tenants and couples who want the beach and the address at a lower rent. Two bedrooms suit sharers and small families. Three bedrooms bring larger terraces, and the rent rises sharply. See 3 bedroom apartments for rent on Palm Jumeirah for the larger homes. Check parking, because some buildings allocate spaces by unit size.
The Palm Monorail connects to the Dubai Tram at Palm Jumeirah station in Al Sufouh. The tram links to the Red Metro Line at DMCC station. Nakheel Mall on the island has more than 300 stores. The island stretches about 6.5 km into the Gulf and has one main road, so allow extra time at peak hours. Read Bluewaters or Palm Jumeirah and Dubai Islands or Palm Jumeirah if you are comparing island addresses.
If your budget is lower, compare the Palm with neighbouring areas before you decide. Dubai Marina is a short tram ride away and offers a wider range of towers and rents, while Business Bay gives a central location without island traffic. The best choice is the one where you can name the monthly total, including fees and utilities, and still feel comfortable. Ask the agent for two or three alternatives on the same budget so that you can compare size, view and facilities side by side.
Most apartments are let on annual contracts, which is what this page covers. Short stays are a separate market. Holiday home letting needs a licence from Dubai's Department of Economy and Tourism, so ask any landlord offering a monthly or nightly stay to show the permit. Our guide to renting in Dubai covers the standard annual process.
| Cost | What the official guide says |
|---|---|
| Dubai housing fee | 5% of yearly rent, added to electricity and water bills |
| Broker commission | Some brokers charge up to 5% of total rent |
| Lease registration | Compulsory to connect utilities |
| Documents | Passport, valid residence visa and Emirates ID |
These come from the u.ae leasing guide. On an annual rent of AED 249,000, 5% is AED 12,450. Read Ejari and tenancy contracts explained for registration.
Before you sign, check four things that vary by building: the annual service and cooling charges that the landlord has or has not included, the number of parking bays, the condition of the beach or pool access that the building offers, and how long the current contract has left. Visit at the busiest hour of the day, because traffic on the single main road is the part of Palm life that surprises new tenants most. Ask for the move in inventory and photographs, and keep a copy, since the security deposit depends on returning the flat in the condition you received it. If you are relocating from abroad, our relocation guide explains visas and Emirates ID.
Compare Dubai Marina rentals and Business Bay rentals, or read the Palm Jumeirah community guide.

dubizzle's H1 2026 report puts the average rent at AED 249,000 a year, with one bedrooms at AED 169,000 and three bedrooms at AED 383,000. Building and view change these figures a lot.
We found no verified Q3 2026 figure for the Palm. Several Dubai communities saw falls, so ask the agent for recent rents in the same building.
Some owners offer short stays, but holiday home letting needs a Department of Economy and Tourism licence. Ask to see it before you pay.
