Apartments for sale in Jumeirah Village Circle (JVC) are among the more affordable ready homes in central-west Dubai. Bayut's H1 2026 sales report puts the average advertised price at AED 1,470 per sq ft, with studios averaging AED 690,000, one-bedrooms AED 1,146,000 and two-bedrooms AED 1,801,000. Below you will find what those prices mean, what you pay on top, which buildings to check and how a purchase works.
The figures below come from Bayut's H1 2026 sales market report, updated 15 October 2026. They are advertised asking prices, not registered transactions, so a sold home can differ.
| Home type | Average advertised price (H1 2026) | Our guide |
|---|---|---|
| Studio | AED 690,000 | Studios for sale in JVC |
| 1 bedroom | AED 1,146,000 | 1 bedroom apartments for sale in JVC |
| 2 bedrooms | AED 1,801,000 | This page |
| All mid-tier apartments | AED 1,077,347 average, AED 1,470 per sq ft | This page |
The same report describes a slight drop of 2.06% in JVC apartment prices. That is a small move, and it tells you the market here is not rising fast. It also means buyers have room to compare and negotiate.
JVC is a Nakheel community of about 560 hectares, according to Nakheel, between Al Khail Road, Sheikh Mohammed bin Zayed Road and Hessa Street. Most homes are mid-rise apartment buildings by many different developers, arranged in numbered districts around a ring road. Our JVC community guide covers the neighbourhood in more detail.
Because so many buildings were built by different developers, quality, service charges and facilities vary more than in a single-developer community. That makes the choice of building the most important decision you will make here.
Several developers have towers here. Our site has pages for Binghatti Amber, Binghatti Nova, Samana Waves, Bloom Towers, Belgravia and Westwood Grande.
| Compare | Ready building | New launch or off-plan |
|---|---|---|
| Move-in | Immediately, or after the tenant leaves | On the handover date in the sales contract |
| What you can verify | The actual flat, view and condition | Plans and the developer's record |
| Payment | Usually the full price at transfer, or a mortgage | Often a payment plan agreed with the developer |
| Service charge | Known from previous years | Estimated until the building operates |
New JVC projects launch regularly. Our off-plan pages list what is currently selling. For what to check before you pay a developer, read how to check a developer before buying off plan.
The price is not the only cost. The Dubai Land Department charges a 4% transfer fee on the purchase price, which in practice the buyer usually pays. Our Dubai Land Department fees guide, current as of August 2026, lists the other costs.
| Cost | Amount |
|---|---|
| DLD transfer fee | 4% of the purchase price |
| Agency commission on a resale | 2% plus VAT |
| Trustee office fee | AED 4,200 including VAT for homes of AED 500,000 and above |
| Mortgage registration, if borrowing | 0.25% of the loan plus about AED 290 |
As a rough rule from the same guide, a cash purchase adds about 6 to 7% to the price, and a mortgage purchase about 7 to 8%. Always ask for a full cost sheet before you sign.
JVC is popular with investors because entry prices are lower than in central districts and there is steady demand from tenants. We do not quote a yield here, because yields depend on the exact price you pay and the rent you achieve. For community-level figures, see rental yields in Dubai by community, and compare with what apartments for rent in JVC currently ask.
Weigh the risks as well. Many buildings are being completed at the same time, so supply is high, and the 2.06% decline in H1 2026 shows prices can move down as well as up. Service charges also reduce your net return, so check them before you buy. Our guide on how to check service charges before you buy shows how.
Our guides on buying property in Dubai as a foreigner and how long it takes to buy cover each step. Rules on fees and registration are published by the Dubai Land Department.
Bayut's H1 2026 report shows average advertised prices of AED 690,000 for a studio, AED 1,146,000 for a one-bedroom and AED 1,801,000 for a two-bedroom. The area average is AED 1,470 per sq ft. Prices depend heavily on the building and floor.
It can be, because prices are lower than in central Dubai and tenant demand is steady. Supply is high and prices dipped 2.06% in H1 2026, so choose the building carefully and check the service charge before buying.
The main cost is the 4% Dubai Land Department transfer fee. On a resale you also pay agency commission, the trustee fee and, if you borrow, mortgage registration. Together they typically add 6 to 8% to the price.
Yes. Studios are the cheapest way into the area, with an advertised average of AED 690,000 in H1 2026. They suit investors and first-time buyers who accept a small living space.
Ready homes let you see the unit and move in or rent it out at once. Off-plan launches often offer payment plans but you wait for handover. Check the developer's record either way.
Yes. JVC is a freehold area, so foreign buyers can own apartments here. You still pay the usual transfer costs and register the title at the Dubai Land Department.
