How Long It Takes to Buy a Property in Dubai

A straightforward cash purchase of a ready property in Dubai can complete in a few weeks. With a mortgage it takes longer, and the difference is almost entirely the bank rather than the property. Most delays that feel like bad luck are actually stages that could have been started earlier.

The stages, in order

What makes it slow?

  • Starting the mortgage after agreeing the price. The most common cause. Pre-approval before you offer removes weeks and strengthens your position.
  • An existing mortgage on the seller's side, which has to be settled before the property can transfer. Ask early whether there is one.
  • The developer's no objection certificate. Straightforward, but it is a queue and it is not yours to speed up. See the NOC explained.
  • A valuation coming in below the agreed price, which reopens the negotiation. See bank valuations explained.
  • Service charge arrears surfacing late and needing settlement.
  • A buyer or seller who is abroad and has not arranged a power of attorney. See power of attorney.

What you can do before you even find a property

  • Get mortgage pre-approval. It fixes your budget honestly and shortens everything afterwards.
  • Have your funds where you can move them. Transfers between countries take longer than people plan for.
  • Sort a power of attorney if you will not be in Dubai for the transfer.
  • Decide how you are buying: sole name, joint names or through a company. Changing your mind later resets paperwork. See joint names or a company.

Off-plan is a different question

Reserving an off-plan unit can happen in a day, because there is nothing to inspect and no seller to clear. The timeline that matters is the handover, which is years rather than weeks, and it is the one figure worth pinning down in writing. Our guide to buying off plan covers the sequence.

A realistic expectation

If someone promises you a fixed number of days, ask what they are assuming. The honest answer is that the property rarely holds things up and the finance and clearances usually do.
