How much is a 2 bedroom apartment in Dubai by area?

This table uses our own live listings, read on 16 October 2026. Rents are annual and the monthly figure is the annual rent divided by 12. It shows what we advertise, not a citywide average.

How much more is a 2 bedroom than a 1 bedroom?

In the same areas, on our listings, a 2 bedroom costs roughly half as much again to nearly double a 1 bedroom. The 1 bedroom figures come from our 1 bedroom rent guide.

Area1 bedroom middle rent2 bedroom middle rentStep up
Jumeirah Village CircleAED 75,000AED 120,00060%
Mohammed Bin Rashid CityAED 78,000AED 150,00092%
Business BayAED 120,000AED 172,50044%

The step up is a useful test. If a 2 bedroom costs far more than 1.5 times the local 1 bedroom, check whether you are paying for size, view or brand rather than the extra room.

Which area gives you the most space for your rent?

Across our 18 homes the middle size is about 1,308 sq ft and the middle rent is about AED 121 per sq ft a year. By area:

AreaHomesMiddle rent per sq ft a year
Jumeirah Village Circle2AED 93
Mohammed Bin Rashid City7AED 121
Business Bay4AED 125

The other areas have one home each, ranging from AED 93 per sq ft in a large Dubai Marina unit to AED 202 per sq ft in a compact Dubai Hills Estate unit and AED 197 in City Walk. Because of that spread, compare units by size and rent together, not by the area name.

What affects the rent of a 2 bedroom apartment?

  • Size. Our 2 bedrooms range from 786 to 2,151 sq ft. Compare rent per sq ft, because a large layout and a compact one share the same label.
  • Area. The newer communities, such as Mohammed Bin Rashid City and JVC, sit lower than City Walk, Downtown or the Marina in our listings.
  • Building and views. Branded or high-floor homes carry a premium.
  • Furnishing. Furnished homes usually rent for more and carry a higher deposit.
  • Payment terms. One cheque often earns a lower annual rent than four.

Sharing a 2 bedroom: what does each person pay?

Two sharers can make a 2 bedroom cheaper than a 1 bedroom each. At our middle rent of AED 164,500 a year, a half share is AED 82,250, or about AED 6,850 a month. At AED 120,000, as in the JVC homes we list, a half share is AED 60,000, or AED 5,000 a month. Whatever you agree, make sure the contract names every adult who will live there and that the Ejari registration is correct. A co-occupant does not get their own Ejari certificate, but can be registered as a co-occupant in the Dubai REST app, according to the DLD FAQ.

What is included in the rent?

The DLD FAQ says the landlord pays the property service fees, while the tenant pays the 5 percent municipality fee shown separately on the electricity bill. Ask also about chiller charges, parking spaces, and whether the home is furnished. Our guide to who pays for maintenance in a Dubai rental explains the usual split of repair costs.

2 bedroom apartments in JVC, Al Barsha and other areas

People often search for a 2 bedroom in a named area. In JVC we list two 2 bedrooms at AED 120,000 a year each, sized 1,246 and 1,337 sq ft. See the JVC 2 bedroom rentals. We have no 2 bedrooms for rent in Al Barsha, Bur Dubai, Al Nahda or Silicon Oasis today. You can read about Al Barsha on its community page, and an adviser can check availability.

How to negotiate a 2 bedroom rent

  • Ask for the rent at one, two and four cheques, then compare the gap. On AED 164,500 the typical gap is AED 8,225 to AED 16,450.
  • Compare the size and rent per sq ft with other 2 bedrooms in the same building.
  • Ask what the landlord will fix before you move in, and get it in writing.
  • Check how long the home has been listed, and whether the rent has dropped.
  • Be ready with your documents, cheque book and Emirates ID, since a quick, complete application is a stronger offer.

What does 2BHK mean?

2BHK means two bedrooms, hall and kitchen. It is the same as a 2 bedroom apartment. Searches such as "2 bhk for rent in dubai" and "2 bedroom apartment for rent in dubai monthly" lead to the same homes, because Dubai rent is quoted per year. Our guide to monthly rent in Dubai explains why the monthly figure is just the annual rent divided by 12.

What else do you pay on top of the rent?

CostTypical amountRefundable?
Security deposit5% of annual rent unfurnished, 10% furnishedYes
Agency fee5% of annual rentNo
Ejari registrationAbout AED 220No
DEWA depositAED 2,000 for an apartmentYes
Move-in feeAED 500 to 2,000, building dependentNo

These come from our complete tenant guide. On a 2 bedroom at AED 164,500 a year, an unfurnished deposit is AED 8,225 and the agency fee AED 8,225. With Ejari and the DEWA deposit, the upfront extras come to about AED 18,670 before the first cheque. The deposits come back at the end, if the home is handed back in good condition.

How many cheques can you pay?

Rent is paid by post-dated cheques. One cheque is cheapest, four is the most common, and the gap between them is often 5 to 10 percent. On AED 164,500 that gap is AED 8,225 to 16,450 a year. Ask for the one cheque, two cheque and four cheque price in writing. Only agree a schedule you can cover, because a bounced rent cheque is a serious matter in the UAE.

How much can the rent rise at renewal?

Renewal increases are capped by the RERA rental index, from no increase within 10 percent of the market average up to 20 percent when you are more than 40 percent below it. Landlords must give written notice at least 90 days before the contract ends. Run your numbers in our rent increase calculator.

How to choose a 2 bedroom apartment

  1. Set a yearly budget and divide by 12.
  2. Compare two or three areas using the table above.
  3. Look at the current 2 bedroom listings and compare size and price per sq ft.
  4. Ask for the cheque options and what the service charge and chiller cover.
  5. Agree in writing who registers Ejari.

What to check at a viewing

  • The size on the contract matches the advert, in square feet, and both bedrooms fit your furniture.
  • The bathrooms: how many there are and whether one is en suite.
  • Air conditioning in every room, and who pays for chiller.
  • Storage, the kitchen layout and the balcony.
  • Noise and light at the time of day you will be home.
  • Parking and visitor access.
  • A written inventory, if furnished.
