International City

International City is a large low rise apartment community in Al Warsan, built as country themed clusters, and it holds the most affordable apartments in Dubai. It is also home to Dragon Mart.

The clusters are named after countries, and each is a ring of low rise buildings around parking and courtyards. The stock is studios, one and two bedroom flats, and the appeal is simple: the rent.

Who does International City suit?

People whose priority is cost, and those working in Ras Al Khor, Al Aweer, Dragon Mart or International City itself. It has a very large long term resident population and a genuinely international mix, which is where the name earns itself.

It suits people looking for green space, a gym culture or a short commute to DIFC and Media City less well.

What should you check before renting?

• Which cluster and which building. Condition varies enormously and it is the main thing that decides whether you are happy here.
• Smell and drainage, historically a complaint in parts of the community. Visit before signing.
• Parking, which is shared and often full.
• Whether chilled water and utilities are included, which some landlords bundle at this price point.
• The commute, as public transport is buses rather than a metro station in the community.

Is it worth considering as an investment?

Entry prices are the lowest in Dubai and gross yields are correspondingly among the highest, which is why investors look here. The offsetting risks are building condition, service charge arrears and a tenant profile that is more price sensitive than elsewhere. Judge specific buildings rather than the community as a whole.
