
Two Dubai apartments can advertise the same square footage and give you noticeably different living space. The difference is which area the number refers to, and it is the single most useful thing to understand before comparing two listings on price per square foot.

| Gross floor area | Used on plans and permits. May include a share of common areas. |
A listing quoting BUA on a flat with a large balcony will look bigger than one quoting suite area on a flat with none, even when the second has more room indoors. Price per square foot calculated on different bases is not a comparison at all.
It matters more at the smaller end. On a studio, a generous balcony can be a fifth of the advertised size. On a four bedroom villa the same balcony barely registers.
The area recorded with the Land Department is the formal figure for the property, and it is worth checking against what you were shown. Our guide to the title deed and Oqood covers what those documents record.
Off-plan sizes come from drawings, and small variations between the plan and the finished unit are normal. What matters is what your contract says about tolerance: how much variation is permitted, and what happens if the finished area falls outside it. Ask before you pay a deposit, not after.
Numbers are a filter, not a decision. Walk the property, take the floor plan with you, and check whether the rooms hold the furniture you own. Two flats with identical suite areas can feel completely different depending on the layout, the ceiling height and where the windows sit.
