Is There Property Tax in Dubai?

No. Dubai has no annual property tax, no council tax and no capital gains tax on a residential sale. You can also send rental income and sale proceeds out of the country in full.

What you do pay are one off transaction fees and ongoing service charges, neither of which is a tax. Figures current as of September 2026.

What is the housing fee people mistake for a tax?

Dubai Municipality charges a housing fee equal to 5 percent of annual rent, collected in monthly instalments through the DEWA bill. It is a tenancy charge, not an ownership tax, and it falls on the occupier. If you own and live in your own home, it is calculated on an assessed rental value.

Is rental income taxed?

Not in the UAE. There is no personal income tax, so rent arrives gross. What reduces it is the service charge, which is the owner's cost and not the tenant's, and which is why a headline yield is never the real one. Work it out after service charges, not before.

Your home country may still tax the income or the gain. UK, Indian and most European residents are usually taxable at home on worldwide income, so take advice there rather than assuming the UAE position applies.

Is there VAT on buying a home?

Residential property is exempt or zero rated, so there is no VAT on the purchase price of a home. VAT at 5 percent does apply to services around the deal, which is why agency commission is quoted as 2 percent plus VAT. Commercial property is treated differently and does carry VAT.
