
Dubai rent is agreed as an annual figure, not a monthly one. That single fact explains most of the confusion, and it is why searching for a villa at a monthly price returns so little that makes sense.
A tenancy is a twelve month contract for a stated annual rent, registered with Ejari. You then pay that annual figure in a number of cheques, and the number is negotiable:
So "monthly" in Dubai means twelve cheques against an annual contract, not a rolling month by month arrangement. You are still committed for the year.
Figures move, so treat these as the shape rather than a quote. Established family communities let three and four bedroom villas in the low to mid hundreds of thousands of dirhams a year. Divide by twelve and the monthly equivalent runs into the tens of thousands, not the hundreds.
If you have seen a villa advertised at AED 1,500 a month, that is roughly AED 18,000 a year, and there is no villa in Dubai at that figure. What you are looking at is either a bed space, a room in a shared villa, an error, or a listing designed to get you to call.
Passport and visa, Emirates ID, a cheque book from a UAE bank, and proof of income. The cheque book is the one that catches people: without a UAE account you cannot pay the normal way, which pushes you towards the more expensive short let market by default.
