Dubai Hills Estate or Arabian Ranches: Which Suits You?

Dubai Hills Estate is the more central choice with a mall, a golf course and apartments as well as villas. Arabian Ranches is the quieter, more established villa community with more mature landscaping and no apartment towers at all.

Both are Emaar communities and both are aimed at families. They feel different to live in, and the right answer depends on how much you value being close in.

Which is better for daily life?

Dubai Hills wins on convenience. The mall, clinics, schools and parks are inside or beside the community, and the drive to Downtown or Business Bay is short by Dubai family community standards. The cost of that is density: apartment buildings, more traffic on the internal roads, and in some parts construction that is not finished.

Arabian Ranches wins on quiet. It has had years for the trees to grow, the community is exclusively low rise, and the streets feel residential rather than busy. The cost is distance from the centre and less on the doorstep, so more of your week involves driving.

What about the different phases?

Neither community is a single product. In Arabian Ranches, the original phase, Ranches 2 and Ranches 3 differ in age, layout and price, with the newest phase furthest out and the original the most established. In Dubai Hills, position relative to the mall, the park and the boulevard changes both price and daily experience.

Ask which phase and which street, then visit at the weekend and again on a weekday morning.

Which holds value better?

Both are established Emaar communities with genuine end user demand, which is the foundation of durable value. Dubai Hills has benefited from being newer and more central, with a broader range of price points including apartments. Arabian Ranches has the record of a community that has already been through more than one market cycle and retained its appeal.

For rental income, an apartment or townhouse in Dubai Hills usually yields better than a large Ranches villa, simply because yields fall as unit size rises. What should you check before committing?

  • Schools, and specifically whether your chosen school has places and a bus route to the community. See choosing a community around a school.
  • Community and service charges, which on a large villa with a garden add up.
  • Cooling arrangements, which differ between apartment and villa stock.
  • Traffic at your actual commute time, in both directions.
  • Any remaining construction near the specific plot.

So which should you choose?

If you want a mall, a park and a short drive to the city, and you are comfortable with a newer and busier community, choose Dubai Hills Estate. If you want a settled villa neighbourhood where the trees are grown and the streets are quiet, and you accept the distance, choose Arabian Ranches.
