Studio for Rent Monthly in Dubai: What It Costs in 2026

A studio for rent in Dubai costs about AED 4,200 to 5,000 a month in the areas where we hold stock, and far more in Downtown. On our live listings on 16 October 2026, annual rents run from AED 50,000 in Jumeirah Village Circle (JVC) to AED 140,000 in Downtown Dubai. Dubai rents are agreed per year, so the "monthly" figure is the annual rent divided by 12. See today's studio apartments for rent in Dubai for what is available now.

How much does a studio cost per month in Dubai?

The table uses only our own live listings, read on 16 October 2026. It is a snapshot of what we are advertising, not a market average, so treat it as a guide to how areas compare. Monthly figures are the annual rent divided by 12 and rounded.

AreaStudios listedAnnual rentMonthly equivalentSize
Jumeirah Village Circle5AED 50,000 to 60,000AED 4,170 to 5,000380 to 454 sq ft
Jumeirah Village Triangle1AED 55,000AED 4,580416 sq ft
Dubai Studio City1AED 55,000AED 4,580408 sq ft
Downtown Dubai2AED 135,000 to 140,000AED 11,250 to 11,670604 to 646 sq ft

Across all nine, the middle rent is AED 55,000 a year, or about AED 4,580 a month. The two Downtown studios are furnished homes of 600 sq ft or more, which is why they sit so far above the rest. Their price reflects the building and the size, so they are not a like for like comparison with a 400 sq ft studio in JVC.

Why does the price change so much between areas?

Three things drive it. The first is location: Downtown and Business Bay sit near the city's business and leisure centres, while JVC, Studio City and Jumeirah Village Triangle are further out. The second is size, since our JVC studios are about 380 to 454 sq ft against 600 sq ft or more downtown. The third is the building: age, facilities and whether the unit is furnished. Decide what share of your budget you are willing to spend on rent before you choose an area.

How do these prices compare with other published figures?

A betterhomes article published on 11 August 2026 reports that Dubai studios average about AED 52,000 a year, and that mid-market studios in Jumeirah Village Circle, Jumeirah Village Triangle and Arjan range from about AED 40,000 to 65,000 a year, with premium locations above AED 100,000. Our JVC and JVT studios, at AED 50,000 to 60,000, sit inside that mid-market range, and our Downtown studios at AED 135,000 to 140,000 sit in the premium group. Treat both as snapshots, since asking rents move.

Which budget gets you which studio?

Annual budgetMonthly equivalentWhat we see in our listings
Up to AED 60,000Up to about AED 5,000JVC, Jumeirah Village Triangle and Dubai Studio City, at 380 to 454 sq ft
AED 60,000 to 130,000AED 5,000 to 10,830No studios in our current stock
AED 130,000 and aboveAED 10,830 and aboveDowntown Dubai, at 604 to 646 sq ft

The gap in the middle tells you something. In our stock, studios are either compact units in the newer northern communities or large furnished units in Downtown. If you want something in between, tell us your budget and the areas you like, and we will check the market beyond what is advertised today.

Is the monthly rent really monthly?

No. Dubai tenancies are for a year with an annual rent, usually paid by post-dated cheques. Our guide to how monthly rent works in Dubai explains this for villas, and the same logic applies to studios. "Studio for rent monthly" in practice means one of three things:

  • An annual contract paid in several cheques. The cheapest option per month. One cheque is cheapest, four is the most common, and the gap between one and four is often 5 to 10 percent of the rent.
  • A licensed holiday home or serviced studio. Rented by the night or the month, furnished and with bills included, at a higher monthly price.
  • A room or bed space. Where the very low figures come from.

What does a studio at AED 1,000 or 1,500 a month mean?

Search results often show studios "from AED 1,000 monthly". Compare that with our own figures: the lowest studio we list is AED 50,000 a year, about AED 4,170 a month. A price of AED 1,000 to 1,500 is far below any full private studio we advertise, so an advert at that level is usually a bed space, a shared room, or a bait price. Ask the exact unit number and the annual rent before you visit.

What else do you pay when you rent a studio?

The rent is not the only cost on day one. Our complete tenant guide lists the typical extras:

CostTypical amountRefundable?
Security deposit5% of annual rent unfurnished, 10% furnishedYes
Agency fee5% of annual rentNo
Ejari registrationAbout AED 220No
DEWA depositAED 2,000 for an apartmentYes
Move-in feeAED 500 to 2,000, building dependentNo

Take a furnished studio at AED 55,000 a year as an example. The deposit is AED 5,500, the agency fee AED 2,750, Ejari about AED 220 and the DEWA deposit AED 2,000. That is AED 10,470 before the first cheque and any move-in fee, of which AED 7,500 comes back at the end if nothing is damaged. The deposit and agency figures are the typical rates in our guide, so confirm them for the specific unit.

What is included in the rent?

The rent does not usually cover everything. The DLD FAQ says the landlord pays the property service fees, while the tenant pays the 5 percent municipality fee that appears separately on the electricity bill. Ask about these before you sign:

  • DEWA electricity and water, billed to you after you connect.
  • Chiller or air conditioning charges, which are billed separately in some buildings.
  • Parking, if a space is included in the rent.
  • Gym, pool and building facilities, which are normally shared with the other residents.
  • Internet and TV, which you set up yourself.

Studio or 1 bedroom: how much do you save?

On our listings the middle rent for a studio is AED 55,000 a year, against AED 87,500 for a 1 bedroom, a difference of AED 32,500 a year or about AED 2,710 a month. In JVC the middle rents are AED 55,000 and AED 75,000, a gap of AED 20,000 a year. Compare that with what you gain in space, and see our 1 bedroom apartments for rent to check the step up yourself.

Pros and cons of renting a studio

Betterhomes, in the article above, lists the main trade offs. On the plus side, rent is lower, cooling bills and service charges are usually lower, and a small budget can reach areas that a larger home would not. On the minus side, space is limited, storage is tight, and there is no separate bedroom, so noise and cooking smells carry through the home. Many tenants find that a partner, a pet or a home office pushes them to a 1 bedroom sooner than expected, so think about the next two years, not just the next twelve.

How to negotiate a studio rent

  • Ask for the price at one cheque and at four, and compare the gap. On AED 55,000 the typical 5 to 10 percent gap is AED 2,750 to AED 5,500.
  • Offer a longer stay or an early start date if the unit is vacant.
  • Compare the size in square feet against similar studios in the same building.
  • Ask whether the agency fee, Ejari or the move-in fee can be shared.
  • Do not trade a lower rent for a long list of verbal promises. Put every agreed item in the contract.

Furnished or unfurnished studio?

Of our nine studios, eight are described as furnished in the listing text and one as unfurnished. Furnished studios suit a first year or a short posting, since you buy nothing. They carry a 10 percent deposit rather than 5. Ask for a written inventory and photograph it on move-in. If you plan to stay for years, an unfurnished home is usually cheaper over time.

Studios in International City, Discovery Gardens and Silicon Oasis

These areas generate many "studio for rent" searches because they are known as lower cost communities. We have no studios there today, so we cannot give a price from our own stock. You can read about each area on our community pages for International City and Discovery Gardens, and ask an adviser to check current availability.

Where to look for a studio in Dubai

How to rent a studio without overpaying

  1. Set a yearly budget, then divide by 12 to see the real monthly cost.
  2. Ask for the annual rent at one, two and four cheques.
  3. Check the size in square feet, not just the word "studio". Studios vary a lot.
  4. Ask what service charges, chiller and DEWA add.
  5. Make sure the landlord will register Ejari. Our Ejari explainer shows why.
  6. At renewal, the increase is capped by the RERA rental index, so check it before you accept one.

Can you rent a studio in Dubai on a monthly contract?

Standard tenancies are annual with the rent paid by cheques, often one to four. A true month by month stay means a licensed holiday home or serviced studio, usually at a higher monthly price.

In our listings, JVC has the lowest rents, from AED 50,000 a year. Other areas, such as International City, may differ, but we have no studio stock there today.

Should I rent a furnished or unfurnished studio?

Furnished suits a first year or short stay and carries a 10 percent deposit. Unfurnished is usually cheaper over several years and carries a 5 percent deposit.
