What size is a studio apartment in Dubai?

Studios in Dubai usually run from about 300 to 600 square feet, with older buildings toward the smaller end. A studio has one open room for living and sleeping, a kitchen or kitchenette and one bathroom. Newer towers often add a balcony and a separate closed kitchen, which can lift the rent.

Check whether the size quoted is built-up area (BUA) or suite area, because the two differ. Our guide to BUA and suite area on a Dubai floor plan explains how to compare them fairly.

Which areas are best for a cheap studio for rent in Dubai?

If the rent is your main limit, start with the lowest rows of the table: Jumeirah Village Circle, Jumeirah Village Triangle and Dubai Studio City, where our studios ask AED 50,000 to 60,000 a year. Expect a longer drive to the main business districts.

Many of our Jumeirah Village Circle studios are in newer buildings. Downtown Dubai studios cost the most on our books, at AED 135,000 to 140,000 a year, but put you close to the Metro and the city centre. See our pages for studios for rent in Jumeirah Village Circle and studios for rent in Downtown Dubai.

Furnished studio for rent in Dubai

Many studios on this page are listed furnished, and the listing says so in its title. A furnished studio saves the cost of buying a bed, sofa and appliances, and suits a first year in the city. Ask for an inventory list and check it room by room before you sign. If an unfurnished studio is cheaper, compare the saving with the cost of furnishing it.

Studio for rent monthly in Dubai: how payment works

Most Dubai tenancies are annual contracts. The rent is paid up front or in a small number of cheques, and many of our listings state the number of cheques the landlord accepts. People searching for a studio for rent monthly in Dubai usually want the cost per month, so divide the annual rent by 12 to compare. A true month-to-month stay is a short-term or holiday let, which is regulated differently. Read short-term rentals and holiday homes in Dubai before you choose one.

How to rent a studio in Dubai

  1. Set your budget as an annual figure and check it against the area rents above.
  2. Shortlist studios and view them in person or by video call.
  3. Agree the rent, number of cheques and any furniture with the landlord.
  4. Sign the unified tenancy contract and pay the security deposit. The landlord may take a deposit to cover maintenance and must return what is left at the end of the lease (Law 26 of 2007, Article 20).
  5. Register the contract on Ejari. Registration is mandatory, and a tenant request must be approved by the landlord within 5 days or it is cancelled.
  6. Connect electricity and water with DEWA using your Ejari certificate.

Our Ejari and tenancy contracts guide and the complete tenant guide go through each step. The Dubai Land Department publishes the official unified tenancy contract.

How much does a studio apartment cost in Dubai?

The 9 studios we list on 2 November 2026 ask AED 50,000 to AED 140,000 a year, with a middle rent of AED 55,000. Jumeirah Village Circle is at the lower end and Downtown Dubai at the top. These are our listings, not the whole market.

Which area is cheapest for a studio in Dubai?

Can I rent a studio in Dubai monthly?

Standard tenancies are annual contracts, so you pay a yearly rent in one payment or a few cheques. Month-to-month stays exist only as short-term or holiday lets, which cost more per month and follow separate rules.

What documents do I need to rent a studio in Dubai?

You normally need your passport, residence visa and Emirates ID. The landlord and you sign the unified tenancy contract, and the contract must be registered on Ejari. Ask the landlord or agent for the exact list before you pay a deposit.

Is a furnished studio cheaper than an unfurnished one?

Not usually. A furnished studio often asks for a higher rent, but you avoid the cost of furniture and appliances. Compare the rent difference over the whole year with what furnishing would cost you.
