A studio for sale in Dubai is the lowest priced way to own a ready home in the city. One open room holds the bed, living area and kitchen, with a separate bathroom. This page explains how to price a studio, what you pay on top, and what to check before you buy.
Studios sell at a wide range of prices because location matters more than size. Dubai Land Department sales from January to October 2026 show a typical studio at about AED 421,000 in International City and AED 512,000 in Discovery Gardens, against about AED 1.4 million in Downtown Dubai and AED 1.5 million on Palm Jumeirah. Studios are small, so the total cost is low, but the price per square foot is often higher than for larger flats in the same building.
| Example size | At AED 1,817 per sq ft (Dubai average) |
|---|---|
| 400 sq ft | about AED 0.73 million |
| 450 sq ft | about AED 0.82 million |
| 550 sq ft | about AED 1.00 million |
These are arithmetic examples only. Outer communities usually price below the city average, and central towers above it. The cards above show current studios with their real prices.
A low price can hide high running costs. Ask for the annual service charge per square foot, and divide it into the rent you expect. Small units carry the same fixed costs as large ones, such as parking, cooling and building fees. Our guide to checking service charges before you buy shows what to ask for.
The Dubai Land Department lists a 2% fee for the seller and 2% for the buyer, a title deed fee of AED 250, a map fee of AED 250, AED 30 each for the innovation and knowledge fees, and a service partner fee of AED 500 plus VAT for deals under AED 500,000, or AED 1,000 plus VAT at AED 500,000 and above (Dubai Land Department). Buyers often agree to pay the whole 4%, so agree the split in writing. Read Dubai Land Department fees explained for the agent and mortgage costs.
Some new projects offer payment plans, usually for off plan units. Ready resale studios are normally bought with cash or a mortgage. See buying a Dubai apartment on instalments for how plans work and what to confirm.
