A one bedroom apartment for sale in Dubai is the most common first purchase in the city. It suits a single buyer, a couple or an investor who wants a home that is easy to let. This guide explains how the price is worked out, what you pay on top, and how the main areas compare.
There is no single price, because the area decides most of it. Savills reported in its Q3 2026 market report that the average apartment price across Dubai was AED 1,817 per sq ft, down 4.8% on the previous quarter (Khaleej Times, 13 October 2026). Multiply that by the size of the flat to get a rough starting point, then adjust for the building, floor and view.
| Example size | At the Dubai average of AED 1,817 per sq ft |
|---|---|
| 600 sq ft | about AED 1.09 million |
| 750 sq ft | about AED 1.36 million |
| 900 sq ft | about AED 1.64 million |
These are arithmetic examples, not asking prices. Marina and Downtown flats sell above the city average, and outer communities sell below it. The cards above show the live prices, sizes and buildings.
Sizes vary a lot between towers. Older buildings often give a larger living room and a separate kitchen. Newer towers tend to use open plan layouts that are more compact but include a balcony. Always compare the built up area in square feet, not only the price, and ask whether the area quoted includes the balcony. Our guide to apartment sizes in Dubai explains how the figures are measured.
Pick the area for the life you want, then the building. Browse the area pages for current homes:
Budget for fees as well as the price. The Dubai Land Department lists a 2% fee for the seller and 2% for the buyer on a sale, a title deed fee of AED 250, a map fee of AED 250, AED 30 each for the innovation and knowledge fees, and a service partner fee of AED 1,000 plus VAT for deals of AED 500,000 or more (Dubai Land Department). In practice the buyer often agrees to pay the full 4%, so write the split into the sale agreement. On a flat priced at AED 1,500,000, 4% is AED 60,000. See Dubai Land Department fees explained for the full list, including the agent and mortgage costs.

It depends on the area, size and building. The Dubai average was AED 1,817 per sq ft in Q3 2026 (Savills), so a 750 sq ft flat at that average is about AED 1.36 million. Check the cards above for current prices.
It means one bedroom, a hall and a kitchen. In Dubai listings it is the same as a one bedroom apartment or flat.
The Land Department fee is 4% of the price in total, shared 2% each by default but often paid by the buyer. Add the title deed, map and service fees, the agent fee and any mortgage costs.
Yes, in designated freehold areas. See buying property in Dubai as a foreigner for the rules.
It is easy to let and easy to resell, but returns depend on the price paid, service charges and vacancy. Never rely on a quoted yield without checking the numbers yourself.
