How much is a studio apartment for sale in Dubai?

The table lists every area with studio sales in the Dubai Land Department figures for 2 January to 27 October 2026, from cheapest to dearest. The typical price is the median, so half of the sales in that area were below it and half above. The size is the typical size in square feet and the last column is the number of sales behind the figure. Treat areas with only a handful of sales, such as Mirdif or Greens, as a rough guide rather than a price list.

What is the cheapest studio for sale in Dubai?

The lowest typical price is in International City, at AED 421,441 for a studio of about 466 sq ft, across 942 sales. Ready studios there were typically AED 336,500 and off-plan studios AED 540,869. Next come Remraam at AED 475,000, Discovery Gardens at AED 512,000, Dubai South (Dubai World Central) at AED 530,000 and Town Square at AED 535,000.

If you are searching for a cheap studio for sale in Dubai, 9 of the 34 areas have a typical price under AED 600,000. The price per square foot is a better test than the headline price: a very small studio can look cheap and still cost more per square foot than a larger one down the road. Compare homes of similar size in the same building before you offer.

The areas in the first two bands, mostly Jumeirah Village Circle, Arjan, Majan, Dubai Land Residence Complex, Dubai Sports City and International City, are where most buyers of a first studio end up. Central and waterfront areas such as Dubai Marina, Business Bay and Downtown Dubai start above AED 1,000,000 for a studio.

Are ready or off-plan studios cheaper in Dubai?

A ready studio is finished and can be lived in or let after transfer. An off-plan studio is bought from a developer before completion, normally with a payment plan. What do you pay on top of the price of a studio?

The Dubai Land Department lists these fees for a sale through its Dubai Now service. Check the current page before you commit, because fees are set by the Land Department:

Source: Dubai Land Department, Buy or Sell Property via Dubai Now. In many deals the buyer agrees to carry the whole 4 percent, so ask early who pays. On a studio at AED 600,000, a 2 percent buyer share is AED 12,000 and a full 4 percent is AED 24,000. Our guide to Dubai Land Department fees explains the extras, and service charges are a running cost to check for every building. Studios often carry a higher charge per square foot than larger flats, so ask for the latest invoice.

Can you buy a studio in Dubai on instalments?

Off-plan studios are normally sold on a developer payment plan, with a deposit at booking and the rest spread over the build, sometimes with a share after handover. Ready studios are bought with cash or a mortgage. Our guides to buying property in Dubai on instalments and how off-plan payment plans work show how the stages work, and how much deposit to buy property in Dubai covers the cash you need up front. A mortgage broker can tell you what a lender would offer on a studio.

Can foreigners buy a studio in Dubai?

Yes, in designated freehold areas, which include most of the areas in the table above. Read our guide to buying property in Dubai as a foreigner or, if you live overseas, buying property in Dubai from overseas.

What to check before you buy a studio

  • The exact size in square feet and whether it is built-up or suite area.
  • The price per square foot against other studios in the same building.
  • Whether the building is ready, and for off-plan, the handover date and the escrow arrangements.
  • The service charge per square foot and the last invoice.
  • Whether the studio is let, and the Ejari and tenancy terms if so. See buying a Dubai property with a tenant in it.
  • Whether there is a mortgage on the title. See buying a property that has a mortgage on it.
  • Parking, the view and noise at different times of day.

How to buy a studio in Dubai step by step

  1. Set a total budget that includes the fees above, not only the price.
  2. Shortlist two or three areas from the table and open the live listings for each.
  3. View the studio, check the title and the service charge, and agree the price.
  4. Sign the sale and purchase agreement. Through Dubai Now this is generated from a sale request and signed digitally.
  5. Transfer the price and fees through the escrow account, then receive the title deed and receipt.

Those last steps are the Land Department's own procedure on its Dubai Now page. Our guide to who does what at the Land Department and RERA explains the roles. If you are renting rather than buying, compare with our studio rent guide and the 1 bedroom rent guide.
