About Dubai Sports City

Dubai Sports City is a sports-themed community in inland Dubai, in Dubailand, with its entrance on Sheikh Mohammed Bin Zayed Road (E311). It is known for the Dubai International Stadium, the ICC Academy, The Els Club golf course, football and other sports academies, and for homes ranging from studio apartments to gated villas.

If you are searching for "Dubai Sports City", the short answer is this: it is a freehold residential and sports district, often shortened to DSC, where apartments, townhouses and villas sit between stadiums, training grounds and a golf course. People live here for lower prices per square foot than the coast, space, and the sport on the doorstep, and they drive for most errands. This guide covers what is in the area, where it is, things to do, the districts and buildings, 2026 sale prices from Dubai Land Department data, getting around, schools and the downsides.

What is Dubai Sports City?

Dubai Sports City is a master-planned community built around sport. Its venues include a 25,000-seat outdoor stadium (the Dubai International Stadium), the ICC Academy with its floodlit grounds, an indoor arena, The Els Club golf course and academies for football, golf, cricket, basketball, rugby, padel, tennis and athletics. Around those sit the residential districts, a small retail and dining core, schools and nurseries. Groundbreaking was in 2004, and the community has been completed in phases since.

The community's own address is Dubai Sports City Gate No. 1, Sheikh Mohamed Bin Zayed Road. The Dubai Land Department lists the area as Al Hebiah Fourth. It is a freehold area: the Dubai Land Department's "Know Your Rights" guide for investors lists Dubai Sports City among the most important areas designated for foreign ownership. The guide is not dated and later regulations have added areas, so check the unit's title deed before you pay a deposit. See the DLD guide and our guide for foreign buyers.

Where Dubai Sports City is and how it is laid out

Dubai Sports City sits on Sheikh Mohammed Bin Zayed Road (E311), in the Dubailand district of southwest Dubai. Motor City is next door, with Dubai Studio City, Dubai Production City and the Jumeirah Village communities close by. Dubai Sports City is not the same as Studio City or Production City, which are separate media districts nearby. See our pages on Dubai Studio City and Dubai Production City if your search brought up the wrong one.

In practice the area splits into three kinds of space:

  • Apartment clusters. Mid-rise and tower blocks such as Elite Sports Residences, Canal Residence West, Red Residence and Giovanni Boutique Suites, with studios and one to three-bedroom homes. Canal Residence West has its own retail promenade with a supermarket and pharmacy.
  • Villa and townhouse districts. Victory Heights (including Oliva Village) is the best-known villa district, with Mediterranean and Spanish-style homes. Gallery Villas and Bloomingdale add townhouses and villas.
  • Sports and open space. The stadium, academies, golf course, driving range and training grounds sit between and beside the residential districts, with parks, play areas and cycling and jogging paths.

Things to do in Dubai Sports City

Sport and training

  • Dubai International Stadium. The 25,000-seat cricket stadium that hosts international matches and league games. Event days bring crowds and traffic, so check the fixture list before you plan a weekend.
  • ICC Academy. The International Cricket Council's academy, with two full-sized floodlit grounds and indoor and outdoor nets.
  • The Els Club. An 18-hole golf course designed by Ernie Els, in the Victory Heights district, with a driving range and a golf academy run by the Claude Harmon III Performance Academy.
  • Football and other academies. Real Madrid Foundation EFP Dubai, ISD Sports Academies and the Dubai Hoop School run programmes for children, and the community also offers rugby, padel, tennis and athletics.
  • Gyms. The community directory lists Power Base and FitRepublik gyms.

Food and drink

  • The Square. A community venue listed in the Dubai Sports City directory.
  • Restaurants and cafes. The community directory lists Kickers Sports Bar, Big Easy Bar and Grill, 261 Restaurant and Bar, Sports Village Garden, Pulcinella, Wingstop, Copper Kettle, FiLLi Cafe and Starbucks outlets, so casual dining is available without leaving the community.

Shopping and services

  • Supermarkets and pharmacies. Grandiose Supermarket has branches at the stadium, in Victory Heights and at Canal Residence West, and there is a Carrefour City and several pharmacies.
  • Big malls. For a full mall, residents drive to nearby Motor City (First Avenue Mall and The Ribbon Mall) or further to Mall of the Emirates and Al Barsha Mall.
  • Where to stay. Emirates Sports Hotel and Hotel Apartments and Treppan Hotel and Suites are listed in the community, useful for visitors attending events.

Parks and family days

The residential villages have parks, community centres, children's play areas and cycling and jogging paths. For bigger green spaces across the city, see our guide to the best parks in Dubai. Neighbouring Motor City adds the Dubai Autodrome and Kartdrome for family days out.

Districts, property types and buildings

Apartments make up most of the stock by number of homes, and the villa districts are the area's best-known address. Building quality, age and facilities differ, so view the exact block.

What homes in Dubai Sports City sold for in 2026

These figures come from Dubai Land Department sales registered between 2 January and 27 October 2026, as shown on our Dubai Sports City page (as of November 2026). In that period 1,949 homes were sold, at a typical AED 1,295 per sq ft, and 59 per cent of the sales were off-plan. "Typical" is the median: half of the sales were above it and half below.

Home sizeSales in 2026Typical priceTypical size
Studio688AED 580,000434 sq ft
1 bedroom676AED 999,627795 sq ft
2 bedrooms515AED 1,582,2971,210 sq ft
3 bedrooms64AED 2,193,3911,632 sq ft

Finished homes sold on in the area typically cost less than off-plan ones, because newer projects are priced higher per square foot. Villa sales are too few to give a reliable typical price, so ask for recent transfers in the exact village. Rents differ by building, floor and furnishing, so compare live listings on our studios for rent and 1 bedroom apartments for rent pages, then filter to Dubai Sports City.

Service charges

Service charges in Dubai Sports City vary by building, and a single area figure would mislead. Towers with pools, gyms and covered parking cost more to run than simple low-rise blocks, while villa districts have their own community fees. Ask the owner for the latest service charge invoice, and check the building against the official Dubai REST index. Our service charge index guide and service charge checking guide explain how. Tenants should also ask whether chilled water is billed separately, which our DEWA and chiller guide covers. The index is on Dubai REST.

How to choose a home in Dubai Sports City

  1. Decide between apartment and villa first. The two markets are priced and managed very differently, and few buyers cross-shop them.
  2. Check the distance to the venues. Homes next to the stadium or training grounds may be noisier on event days. Visit on a weekend and an evening.
  3. Count parking. Ask how many bays come with the unit and where visitors park.
  4. Test your commute. With no metro station, drive the route at 8 am before you sign.
  5. Read the service charge invoice. A lower rent or price matters less if running costs are high.

How to get around Dubai Sports City

There is no metro station in Dubai Sports City, so a car is the normal way to get around. The RTA runs feeder buses that link the area with Jumeirah Golf Estates Metro Station on the Red Line, and taxis and ride-hailing are available. Check current routes and any changes on rta.ae.

The main road is Sheikh Mohammed Bin Zayed Road (E311), with links to Al Khail Road and Hessa Street nearby, and Emirates Road close to Motor City. Dubai Internet City, Mall of the Emirates, Al Barsha and Dubai Marina are all a drive away, and match days at the stadium can add traffic. Test the commute at the hour you would travel before you sign.

Schools, nurseries and healthcare

The community lists Victory Heights Primary School (UK curriculum, foundation stage to Year 6), Dwight School Dubai, Queen Elizabeth's School, Renaissance School and the IDEA Learning Centre among its schools, with The Wonder Years Nursery and Kinder Castle Nursery for younger children. Victory Heights Primary School is rated Outstanding in the KHDA inspection for 2023 to 2024. Ratings, fees and places change every year, so check the KHDA school directory before choosing a home around a school.

For healthcare, Aster Clinic is listed in the community, along with physiotherapy and veterinary services. For a full hospital, you drive. The Dubai Health Authority lists licensed facilities, so check which are closest to your home and accept your insurance.

Daily life in Dubai Sports City

Evenings are calmer than in the Marina or Business Bay. Families use the parks, pools and academies, and weekends often revolve around training sessions and matches. Retail and dining inside the community are limited, so you drive for variety. Two mosques serve residents, one near the community head office and one beside the driving range.
