Dubai Land Residence Complex, often shortened to DLRC and sometimes written Dubailand Residence Complex, is an apartment district in Dubailand, in the inland south of Dubai. It is a cluster of mid-rise and high-rise residential towers, many of them studios, one-bedroom and two-bedroom apartments, set along the Dubai-Al Ain Road (E66) corridor with access to Emirates Road.
Searchers usually want to know three things: what DLRC is, what is near it, and what apartments cost. It is one of the busiest apartment markets in Dubai by number of sales. According to Dubai Land Department data on our community page, 5,100 homes were sold here between 1 January and 27 October 2026, and 91 per cent of those sales were off-plan, meaning bought before handover from a developer or from an earlier buyer. That tells you DLRC is a district that is still being built, with a steady stream of new projects alongside a smaller stock of finished buildings.
DLRC is not on the coast and has no metro station. It is a value-focused district for buyers and tenants who want a modern apartment at a lower price than the central or waterfront areas, and who are happy to drive.
DLRC is in Dubailand, the very large master area in the south of Dubai that holds attractions, villa communities, outlet shopping and academic campuses. Near DLRC you will find Dubai Outlet Mall on the Dubai-Al Ain Road, Dubai Academic City and Global Village. Wider Dubailand communities such as Damac Hills 2, Town Square and the villa neighbourhoods of Dubai Land sit in the same part of the city, and Dubai Studio City is another Dubailand district worth comparing.
Dubai-Al Ain Road (E66) runs past the district and is the main link towards Dubai Outlet Mall and Academic City.
Emirates Road (E611) and Al Khail Road are the main routes towards the rest of Dubai.
Public transport: there is no Dubai Metro station inside DLRC. Use the RTA journey planner at rta.ae to check the bus services that run nearby. Most residents drive.
Plan journeys by car at peak hours, and ask a landlord or seller how long the commute to your workplace takes at 8am rather than relying on map estimates.
Dubai Outlet Mall: an outlet centre on the Dubai-Al Ain Road in Dubailand, listed on visitdubai.com.
Supermarkets, pharmacies and cafes sit at the base of many of the towers inside the district.
Global Village: a cultural, shopping and food park on Sheikh Mohammed Bin Zayed Road, listed on visitdubai.com and open for a season each year.
Dubai Miracle Garden and the Dubai Butterfly Garden: in Al Barsha South 3, also in the Dubailand part of the city. See our Al Barsha South page.
Dubai Parks and Resorts, with Motiongate, Legoland, Legoland Water Park and Riverland, is a separate trip on the Jebel Ali side of the city. Its official site lists the parks.
Dubai Academic City, close to the Dubai-Al Ain Road, is home to university campuses, which is one reason studio and one-bedroom apartments in this part of Dubailand attract students and young professionals. For stadiums and sports academies, see Dubai Sports City.
For green space across the city, read our guide to the best parks in Dubai.
DLRC is a practical choice for first-time buyers, tenants on a budget, and people who want a new apartment with building amenities such as a pool and gym. Towers are close together, so check the view, the floor and what is being built next door. Some buildings are new and some are older, and the quality of management differs from tower to tower.
Singles and couples looking for a studio or one-bedroom apartment.
Buyers entering the market at a lower price per square foot than central Dubai.
Residents who work in Dubailand, Academic City or along the Dubai-Al Ain Road corridor.
The district is still growing, so some areas around it remain building sites. There is no metro. Check service charges, parking allocation and the handover date of off-plan towers, and read our guide to parking in Dubai buildings.
As of November 2026, the Dubai Land Department registered 5,100 home sales in the district from 1 January to 27 October 2026. The typical price was about AED 1,425 per square foot, and the monthly typical price was about AED 1,435 per square foot in October.
| Home | Sales | Typical price | Typical size |

"Typical" is the median. Finished homes sold on the resale market are priced below homes bought off-plan: for a one-bedroom apartment the typical finished sale was about AED 630,000 against about AED 1,072,633 off-plan, and for a studio about AED 440,000 against about AED 698,692. The two groups are different products, so compare resale with resale and off-plan with off-plan.
Sky Courts: 209 sales, about AED 715 per sq ft.
Blue Wave: 34 sales, about AED 955 per sq ft.
Desert Sun Tower: 26 sales, about AED 766 per sq ft.
The V Tower: 26 sales, about AED 1,031 per sq ft.
Time 1: 21 sales, about AED 1,246 per sq ft.
Durar1: 20 sales, about AED 973 per sq ft.
The projects with the most registered sales this year were Samana Boulevard Heights (460 sales), Le Blanc Residence by Imtiaz (296), Cybele by Wadan (224), Nuve by Zoya (176), Kensington Gardens (170) and Cove Grand Residence by Imtiaz (166).
Because DLRC is a district of many separate towers, people usually search by building name rather than by district. The names that appear most in this year's Dubai Land Department records are Sky Courts, Blue Wave, Desert Sun Tower, The V Tower, Time 1 and Durar1 among finished buildings, and Samana Boulevard Heights, Le Blanc Residence by Imtiaz, Cybele by Wadan, Nuve by Zoya, Kensington Gardens and Cove Grand Residence by Imtiaz among off-plan projects. Each building has its own service charge, parking rules, pool and gym, and standard of management, so two apartments of the same size a few hundred metres apart can feel very different to live in.
Is the building finished and occupied, or are you buying or renting next to a site that is still under construction?
What is the current annual service charge per square foot, and what does it cover?
Is a parking space included, and is there visitor parking?
Which way does the unit face, and what is the view at the floor you are viewing?
How long does the drive to your workplace take at peak hours?
People who like the price level of DLRC often compare it with Jumeirah Village Circle, which is a larger, more established apartment district closer to the centre, and with Dubai Silicon Oasis, which has a defined technology-park setting. DLRC tends to appeal when the budget is the first filter and the commute is secondary.
As of November 2026 our live pages show 24 off-plan projects currently selling in the district, from AED 659,000. They include Wadi Hills by HRE Development, Cove Edition 6 by Imtiaz Developments and projects by several other developers. Browse all of them on our Dubai Land Residence Complex off-plan page.
Before you reserve a unit, check the developer's registration, the payment plan, the escrow account, the planned handover date and the service charge. Our Dubai Land Department fees guide sets out the transfer costs, and our cheapest off-plan property guide explains what a "from" price usually means (normally the smallest unit).
Studios and one-bedroom apartments make up most of the rental stock. Annual rent is usually paid in cheques, and the tenancy contract should be registered through Ejari. Ask which utilities and chiller charges are included, and whether parking is allocated to the unit. Our DEWA and chiller charges explainer covers the extra costs.
If DLRC does not fit, compare nearby options such as Jumeirah Village Circle, Dubai Sports City and Dubai Silicon Oasis.
