Discovery Gardens

Discovery Gardens is a large low rise apartment community by Nakheel, west of Dubai Marina and beside Ibn Battuta Mall, laid out in themed clusters with unusually generous planting for the price. It has its own metro station.

The buildings are six storeys rather than towers, which gives the community a quieter, greener feel than most affordable apartment districts.

Who does Discovery Gardens suit?

Couples, sharers and small families who want space and greenery at a modest rent, with the Marina and Jebel Ali both close. It is popular with people working in the free zone, Media City and along the western corridor.

It suits people wanting a modern tower with a pool on the roof less well, and buyers should note that much of the stock is studios and one bedrooms.

What are the clusters?

The community is divided into themed zones, Mediterranean, Mogul, Zen, Cactus, Contemporary and Narcissus among them, which differ in layout and planting rather than in build quality. What matters more in practice is the building, the floor and how far you are from the metro and Ibn Battuta.

What is nearby?

• Ibn Battuta Mall, immediately adjacent, with its own metro station.
• Discovery Gardens metro station, which put the community on the network.
• Dubai Marina and Jebel Ali a short drive away.
• Schools and nurseries in the surrounding communities, notably Al Furjan and The Gardens.

What should you check before renting?

• Which building and floor, since these are walk ups in parts of the community.
• Whether the flat has been maintained, particularly air conditioning and bathrooms.
• Parking allocation, which is not guaranteed with every unit.
• Distance to the metro, which is a different proposition in August than in January.
• Chilled water billing.

Is it a good investment?

Yields are strong for the same reason rents are low: entry prices are among the most accessible in freehold Dubai. Demand is consistent because the community is close to employment in the west of the city. As always at this price point, the individual building matters more than the community average.
