Al Furjan is a Nakheel master community in the south west of Dubai, between Discovery Gardens and Jebel Ali, best known for its townhouses. It is one of the better value family options within reasonable reach of the Marina and the coast.

What the area is

A mix of townhouse clusters and, more recently, a considerable amount of apartment development. Two metro stations serve it, which is unusual for a district this far out and is a genuine advantage. Discovery Gardens and Jebel Ali are the neighbours, and the Marina is a fifteen to twenty minute drive without traffic.

Who it suits

Families who want a townhouse with a garden and cannot stretch to Dubai Hills or Arabian Ranches, and commuters who value metro access. The townhouse stock is what people come for; the newer apartment towers are a different market and worth judging separately.

The thing to watch here is the apartment supply. A large number of towers have been added to a district that was designed around houses, and that changes the character and the competing supply. The service charge for the specific building, in writing. It recurs annually and it is the figure most buyers underestimate.
What else completes nearby in the same twelve months, which sets your rent and your resale price.
Whether the outlook is protected, or whether the plot in front of you is consented.
The payment plan as a cash flow, and whether you could carry a year of delay.
