What can you rent in Al Furjan?

Al Furjan is a Nakheel community in New Dubai, with apartments, townhouses and villas in the same district. Our Al Furjan community page describes townhouses of two to three bedrooms and villas of three to five bedrooms, and the Al Furjan guide covers the neighbourhood. Well-known sub communities include Murooj Al Furjan, Masakin Al Furjan and Tilal Al Furjan.

How much does each home type cost to rent in Al Furjan?

We do not quote average rents for each type here, because the only Al Furjan figures we could check came from a single broker page that gives no source for its numbers. Use the live listings above for current prices. The table shows what moves the rent for each home type.

Home typeWho it suitsWhat drives the rent
Studio apartmentSingle tenantsBuilding, floor, parking and distance to the metro station
1 and 2 bedroom apartmentCouples and small familiesSize, floor, view and whether it is furnished
3 bedroom apartmentSharers and familiesLayout, maid's room and parking bays
3 and 4 bedroom townhouseFamilies wanting a gardenCluster, plot position, finish and parking at the door
4 and 5 bedroom villaLarger familiesPlot size, cluster, pool and upkeep costs

A townhouse usually costs more than an apartment with the same number of bedrooms, and a villa usually costs more than a townhouse, though the gap depends on the cluster, plot and finish. Those two steps are the real decisions most tenants face: garden space against a tower, and detached against shared walls.

Are Al Furjan rents rising or falling?

It depends on the type. Property Finder's Q3 2026 report puts the median advertised villa rent in Al Furjan at AED 379,999 a year, up 15.2% from AED 330,000 in Q3 2025. It also says four bedroom villa rents rose 9.4%. Villas were the only one of the ten villa communities in that report where the median rose strongly; most of the others fell. Apartments went the other way: Savills reported that Al Furjan apartment rents fell 7.5% year on year in Q3 2026 (Khaleej Times, 13 October 2026).

That split matters. If you rent an apartment you have room to ask for fewer cheques or a lower renewal. If you rent a villa, expect landlords to hold firm and move quickly on good homes.

Villa rents by bedroom count in Al Furjan

Villa rents differ a lot by cluster and plot, and we have not verified an Al Furjan figure for each bedroom count. The table shows what to check at each size instead.

Villa sizeWho it suitsWhat to check
3 bedroomFamilies wanting detached spacePlot size and layout, because it can look close to a large townhouse
4 bedroomLarger familiesCluster, pool, parking and who pays for maintenance
5 bedroomLarge families and hostsPlot size, air conditioning costs and garden upkeep

Note that a three bedroom villa and a three bedroom townhouse can look close on paper, so check the plot size and the layout before paying for the word villa.

Apartment, townhouse or villa: which suits you?

  • Single tenants and couples: an apartment near the Al Furjan metro station keeps rent and commuting costs lowest.
  • Sharers: a three bedroom apartment splits well three ways.
  • Families with children: a townhouse gives a garden, parking at the door and two or three floors. See townhouses for rent in Al Furjan.
  • Larger families or hosts: a four or five bedroom villa offers detached space. Read our guide to renting a villa first, because air conditioning, garden and pool costs are often the tenant's.

The townhouse or villa comparison helps if you are undecided.

Schools, clubs and transport

The Al Furjan Club offers pools, a gym and sports courts, and the Al Furjan metro station is on the Red Line. Our community page adds Sheikh Zayed Road and Al Khail Road for driving. Check schools in the KHDA directory, test the school run before you sign, and compare the one bedroom flat at PG One with townhouses at Murooj Al Furjan.

How to rent a home in Al Furjan

  1. Pick the type from the table and set a yearly budget including the 5% housing fee.
  2. View two or three homes of the same type at the time you would be at home.
  3. Ask who pays for air conditioning, garden and pool maintenance.
  4. Agree the number of cheques and the deposit in writing.
  5. Register the tenancy contract in Ejari and connect utilities.

The u.ae leasing guide says Dubai adds a housing fee of 5% of the yearly rent, some brokers charge up to 5% commission, and lease registration is compulsory to connect utilities. See Ejari and tenancy contracts explained, and use the rent increase calculator at renewal. For another family option nearby, compare villas for rent in Jebel Ali. The official leasing guide has the full rules.
