How much is a 1 bedroom apartment in Dubai by area?

The table comes from our own live listings, read on 16 October 2026. Rents are annual, as Dubai tenancies are, and the monthly figure is the annual rent divided by 12. It shows what we are advertising, not a citywide average, so use it to compare areas rather than as a price list.

Areas with one or two homes show a single data point, so do not read them as a trend. The areas with the most listings, JVC, Mohammed Bin Rashid City, Business Bay and Al Jaddaf, give the most reliable comparison.

What can you get at each budget?

Under AED 80,000 a year

In our listings this is JVC (middle rent AED 75,000), Mohammed Bin Rashid City from AED 67,000, Al Jaddaf from AED 68,000, Meydan and Town Square. The JVC homes we list measure about 524 to 873 sq ft.

AED 80,000 to 110,000

This band covers the upper half of JVC and Mohammed Bin Rashid City, most of Al Jaddaf, Maritime City, Dubai Creek Harbour, Al Furjan and the lower end of Business Bay and Downtown.

Above AED 110,000

Business Bay's middle rent is AED 120,000, and Dubai Marina, La Mer, City Walk and Dubai Hills Estate all list at AED 100,000 to 130,000. The Downtown and Business Bay homes we list are among the larger ones, at 800 to 1,092 sq ft.

How many homes sit in each price tier?

Annual rentMonthly equivalentHomes in our stock
AED 80,000 or lessUp to AED 6,67020
AED 80,001 to 110,000AED 6,670 to 9,17017
Above AED 110,000Above AED 9,17011

About four in ten of our 1 bedrooms are AED 80,000 a year or less, which is why a budget of AED 6,500 to 6,700 a month already gets you a good choice.

Which area gives you the most space for your rent?

The annual rent per square foot shows whether a cheaper rent is really cheaper. Across all 48 homes the middle figure is about AED 125 per sq ft a year, and the homes range from 472 to 1,092 sq ft with a middle size of 750 sq ft. These are the six areas where we hold the most 1 bedrooms:

AreaHomes with size listedMiddle rent per sq ft a year
Jumeirah Village Circle12AED 102
Business Bay7AED 114
Downtown Dubai3AED 124
Al Jaddaf6AED 125
Mohammed Bin Rashid City8AED 140
Meydan2AED 160

JVC gives the most space for the money in our stock. Mohammed Bin Rashid City has a low entry rent of AED 67,000 but a higher rent per sq ft than JVC. The figures are arithmetic on our listing rents and sizes, so a single large or small unit can move an area with only a few homes.

Why does a 1 bedroom cost more in some areas?

Size is the first reason. The 1 bedrooms we list range from 472 sq ft in Meydan to 1,092 sq ft in Downtown, so the same label covers very different homes. Compare AED per sq ft, not just AED per year. Building quality, views, furnishing and the floor you are on add more. Location is third: Downtown, Marina and the beachfront cost more than the newer suburbs.

What is included in a 1 bedroom rent?

The rent is usually only the rent. The DLD FAQ says the landlord pays the property service fees, while the tenant pays the 5 percent municipality fee shown separately on the electricity bill. Ask before you sign about DEWA, chiller charges, parking, and whether the home is furnished. About half of our 1 bedrooms describe themselves as furnished in the listing text, and most of the rest do not say, so always ask what stays.

1 bedroom apartments in Dubai Marina and International City

Two of the biggest searches in this group name an area. In Dubai Marina we list two 1 bedrooms at AED 100,000 and AED 130,000 a year, sized 796 and 1,064 sq ft. See the Dubai Marina 1 bedroom rentals and our Dubai Marina community page for more. We have no 1 bedrooms for rent in International City today, so read the International City page and ask an adviser to check availability.

How to negotiate a 1 bedroom rent

  • Ask for the annual rent at one cheque, two and four, and compare the gap. At AED 87,500 the typical 5 to 10 percent gap is AED 4,375 to AED 8,750.
  • Check how long the unit has been advertised and whether it is vacant now.
  • Compare the rent per sq ft with similar homes in the same building, not just the headline rent.
  • Ask for fixes, such as repainting or a deep clean, in writing before you sign.
  • Offer a longer commitment only if the rent reflects it.

What does 1BHK mean?

1BHK, or 1 bhk, stands for one bedroom, hall and kitchen. It is the same home as a 1 bedroom apartment. A 1 bedroom is a separate bedroom with a living area, kitchen and bathroom. A studio has no separate bedroom. A studio is the cheaper step down if you can live without the separate bedroom.

What else do you pay on top of the rent?

Our tenant guide lists the usual costs around a Dubai tenancy:

CostTypical amountRefundable?
Security deposit5% of annual rent unfurnished, 10% furnishedYes
Agency fee5% of annual rentNo
Ejari registrationAbout AED 220No
DEWA depositAED 2,000 for an apartmentYes
Move-in feeAED 500 to 2,000, building dependentNo

On a 1 bedroom at the middle rent of AED 87,500, an unfurnished deposit is AED 4,375 and the agency fee AED 4,375. With Ejari and the DEWA deposit, that is about AED 10,970 before the first cheque. Budget about 10 percent of the annual rent on top of the rent, as our guide suggests.

How many cheques should you pay?

Rent is paid by post-dated cheques covering the year. One cheque is the cheapest per year and landlords prefer it. Four is the most common. The gap between one and four cheques is often 5 to 10 percent of the rent, so ask for both prices. On AED 87,500, that gap is AED 4,375 to 8,750.

How much can the rent rise when you renew?

At renewal, the increase is capped by the RERA rental index. If your rent is within 10 percent of the market average, no increase is allowed, rising to a maximum of 20 percent when you are more than 40 percent below. Test your own figures in our rent increase calculator before you accept a new rent.

What to check at a viewing

  • The size on the contract matches the size advertised, in square feet.
  • Air conditioning works in every room, and you know whether chiller is billed separately.
  • Water pressure, damp, window seals and the condition of the kitchen and bathroom.
  • The view and noise at the times you will be home, not just at midday.
  • Parking: whether a space is included and where visitors park.
  • The building's lifts, gym and pool, and any known maintenance work.
  • A written inventory if the home is furnished, with photographs.

How to find the right 1 bedroom

  1. Decide your annual ceiling, then divide by 12 for the real monthly cost.
  2. Shortlist two or three areas from the table by price and commute.
  3. Filter by area on our 1 bedroom rental search to see current prices.
  4. Ask for the size in square feet, the cheque options and what the service charge or chiller covers.
  5. Check that Ejari will be registered in your name.
