Apartments for rent in Town Square

A Town Square rental in Dubai gives you a family oriented community of apartments and townhouses with parks, pools and cycling paths, at a lower entry point than the central districts. Nshama's Town Square sits near Emirates Road and Al Khail Road. This guide explains the home types, the commute, what you pay on top and how to rent here.

What is Town Square Dubai like?

Town Square is a master community developed by Nshama. It is planned around green space, with walking trails, sports courts, playgrounds, a community centre, shops, restaurants and cafes. Apartments sit alongside townhouses with private gardens. The layout suits families and couples who prefer parks and quieter streets to high rise city life. Our Town Square community page lists the buildings and projects.

How much is rent in Town Square?

We could not find a Town Square rent figure in the Savills Q3 2026 coverage (Khaleej Times, 13 October 2026) or in dubizzle's H1 2026 rental report, and we do not publish numbers we cannot verify. Use the cards above for live asking rents. To compare fairly, divide the annual rent by the size in square feet. Then compare two buildings of the same size, floor and view. If a rent looks high, ask the agent for the last registered rent in the building.

The community has plans for future metro stations but no dates are published on our community page, so plan on driving today and test the route at your own commute hour. Check the Dubai Roads and Transport Authority website for the current network at rta.ae.

Town Square also attracts tenants who work in Dubai South, Expo City or along Sheikh Zayed Road and want a calmer home than the central towers offer. If that is you, weigh the longer drive against the larger home you get for the same budget, and against the green space on your doorstep. Visit on a weekday evening and a weekend morning to see how busy the parks, pools and car parks are. Ask neighbours how the management company responds to repairs. A short list of two or three homes viewed in one afternoon makes the choice much easier, and gives you comparison points for the final rent.

Costs of renting in Town Square

Dubai housing fee5% of yearly rent, added to electricity and water bills
Broker commissionSome brokers charge up to 5% of total rent
Lease registrationCompulsory to connect utilities
DocumentsPassport, valid residence visa and Emirates ID

These come from the u.ae leasing guide. On a rent of AED 75,000, 5% is AED 3,750. Read Ejari and tenancy contracts explained for how registration works.

Apartment or townhouse: which should you rent?

An apartment keeps the rent lower and the upkeep simple, and a studio or one bedroom in a building such as the Mayfair is the cheapest way into the community. A townhouse costs more but gives a private garden, parking at the door and more rooms, which matters if you have children, pets or a home office. Think about the daily routine. If you leave early by car, a townhouse street near the main road saves time. If you work from home, a quiet apartment facing the park may suit better. Ask whether the rent covers any community charges, and check who pays for garden upkeep in a townhouse.

Questions to ask the landlord

  • Is the rent quoted for one cheque or several, and how does the price change?
  • What is the notice period, and is there a break clause?
  • Who pays for maintenance, and is there an inventory at move in?
  • Is parking included, and how many spaces come with the home?

Our guide to maintenance in a Dubai rental explains the usual split between landlord and tenant. Keep every agreement in the written contract, because verbal promises are hard to enforce at the Rental Dispute Centre.

How to rent an apartment in Town Square

  1. Set an annual budget, including the housing fee and commission.
  2. View two buildings and one townhouse street at different times of day.
  3. Check parking, the walk to shops and the school run.
  4. Agree rent, cheques and notice terms in the contract.
  5. Register the lease and connect water and electricity.

Ready to move in homes are the quickest route. A listing described as ready to move in, such as some in the Mayfair, can be viewed and occupied within days of agreeing terms, while a home still being finished may be delayed. Ask for the Ejari registration to be completed before you hand over the first cheque, and keep copies of the contract, the cheques and the inventory in one folder. If anything goes wrong later, those papers are the first thing the Rental Dispute Centre will ask to see.

Renting versus buying in Town Square

Many families rent first, then buy once they know which street and building they prefer. Off plan projects from Nshama are on sale in the community, and the community page lists them. Handover dates are set by the developer, so ask for the schedule in writing. For other family communities, compare Al Furjan rentals and Jumeirah Village Circle rentals. At renewal, use the rent increase calculator.
