Figures come from the Sold prices tables on our area pages, which use Dubai Land Department sales registered from 2 January to 27 October 2026 (as of November 2026). The typical price is the median: half of the sales were above it and half below. Ready means a finished home sold on, off-plan means bought before handover. The figures cover every 2 bedroom home sold in the area. Each area name links to its page, where you can see every bedroom count.

These areas are further from the coast and the main business districts. Check the commute, the metro or bus link and the age of the building. Cheaper buildings can carry higher service charges per square foot, so ask for the latest invoice before you offer.
Typical sizes in the table run from 941 to 1,750 sq ft, so part of the gap is size and part is location and views.
As of November 2026 the cards above show 5 two bedroom apartments for sale, from AED 1,400,000 to AED 6,600,000 and from 810 to 1,495 sq ft. The Dubai Land Department lists a 2% fee for the seller and 2% for the buyer, a title deed fee of AED 250, a map fee of AED 250, AED 30 each for the innovation and knowledge fees, and a service partner fee of AED 1,000 plus VAT for deals of AED 500,000 or more (Dubai Land Department). Buyers often agree to pay the full 4%. On a flat priced at AED 2,500,000, 4% is AED 100,000. See Dubai Land Department fees explained and Dubai mortgage rates for expats.
If you plan to live in the flat, test the daily routine: the drive to work, the walk to the metro or school, and the noise at the hours you are home. If you plan to let it, a two bedroom suits sharers and small families, which gives a wider pool of tenants than a three bedroom. Compare the asking price with recent sales in the same building, not only with listings. Ask whether the flat is vacant, because a flat sold with a tenant in place follows different rules. Our guide to buying a property with a tenant in it explains them, and the buying process guide covers the steps from offer to title deed. Renting first?
