Buying a 2 Bedroom Apartment in Dubai: Prices and Costs

A 2 bedroom apartment for sale in Dubai costs from about AED 1.4 million on our live listings, and the price rises quickly with the address: the same layout is far cheaper in Al Jaddaf than in Downtown or Dubai Marina. Add roughly 6% to 7% in registration, trustee and agency costs. This guide gives current asking prices, the full buying cost table and the steps to buy a 2 BHK flat in Dubai.

How much does a 2 bedroom apartment cost in Dubai?

These are the two bedroom apartments on our 2 bedroom apartments for sale in Dubai page as of 12 October 2026. They are asking prices, not sale prices, and stock changes often.

The last column is the asking price divided by the size, rounded. It runs from about AED 1,570 to AED 4,415 per sq ft across these listings. That spread is why a "2 bedroom flat in Dubai" has no single price. Compare per square foot, in the same area, for similar finish and floor. Some units are resales of off-plan contracts and are described as such in their listings.

What does each price band buy?

Size does not rise in step with price. The unit at AED 1.9 million is larger than the one at AED 2.5 million, because the address and building set the price. If you need space, filter by built-up area first and by price second.

What does it cost to buy a 2 bedroom apartment in Dubai?

Costs below are the Dubai Land Department (DLD) charges for registering a resale, from its Property Sale Registration page in October 2026, plus agency commission at the usual market rate. The example is a AED 2,500,000 apartment bought with cash.

For the cash purchase, the DLD, trustee, title deed, map and commission lines total AED 157,195, about 6.3% of the price. The percentage falls as the price rises because the trustee and title deed fees are fixed. The developer NOC is on top. Our Dubai Land Department fees guide explains each line. Buying a new unit directly from a developer removes the agency commission.

A full cost example: a AED 2,000,000 two bedroom

This uses the DLD fees in the table on an illustrative AED 2,000,000 resale. The AED 1,500,000 loan is an example, because your bank sets the amount it will lend. Bank fees are not included.

Closing costs are AED 126,695 for a cash buyer, about 6.3% of the price, and AED 134,915 with the loan. With the loan the buyer needs AED 634,915 in cash at the start. Add the developer NOC.

What documents do you need to buy?

The DLD requires Emirates ID for each party, or a passport for non-resident foreigners. In freehold areas the developer's e-NOC is obtained through the Dubai REST app. Fees can be paid by ePay, Dubai Pay, Noqodi Wallet or manager's cheque, according to the DLD Property Sale Registration page. Bring the signed Memorandum of Understanding, proof of funds and the title deed copy if the seller supplies one. If you are buying with a company, the DLD asks for the company to be registered first.

How do you compare two bedroom apartments fairly?

Use the same four checks on every unit you view:

  • Price per sq ft on built-up area. Ask whether balconies are counted.
  • Same area, same age. A new building and a ten-year-old one a street apart are different products.
  • Floor and outlook. Ask what is planned in front of the unit, because a view can change.
  • Total yearly cost. Add the service charge to the price to see the real cost of owning. Our guide to service charges and maintenance fees explains what it covers.

If you plan to let the apartment, our property management page explains how letting and upkeep are handled, and our rental yields guide shows how to work out the net return rather than relying on a headline figure.

2 BHK, 2 bedroom apartment or townhouse?

A 2 BHK is a two bedroom, hall and kitchen flat. If you want more space and a garden, a two bedroom townhouse is the alternative. Read our guide to buying a townhouse in Dubai and see current townhouses. An apartment usually has a lower entry price and lower upkeep, but you share the building and pay a service charge for it.

Ready or off-plan 2 bedroom: how to choose

Ready apartments let you see the finished building and start living or letting at once. Off-plan units are bought on a payment plan before completion. Browse off-plan projects in Dubai and read how off-plan payment plans work. If you plan to pay in instalments on a ready or off-plan home, our guide to buying a Dubai apartment on instalments explains the options.

2 bedroom apartments in Dubai Marina and JBR

Marina and JBR are among the most searched places for a two bedroom purchase. Our one live example is Vida Residences in Dubai Marina, at 1,235 sq ft for AED 3,580,000 on 12 October 2026. In towers like these, compare the floor, the view, the age of the building and the service charge before the price, because those four things separate units of the same size. Use the Marina page above for current stock, and ask for the service charge history of the exact tower.

How do you check the service charge on a two bedroom?

A larger unit pays more service charge in total because it is billed per square foot. Ask for the latest statement and the last two years of charges. The Dubai Land Department publishes a Service Charge Index to compare a building's charge with others in its area.

What mistakes do buyers make on a two bedroom?

  • Counting a maid's room or study as a bedroom. Check the title documents and floor plan.
  • Judging by asking price alone. Compare per square foot in the same building.
  • Underestimating cash needed. Closing costs are paid in cash on top of any deposit.
  • Skipping the NOC. The developer NOC confirms there is nothing owing on the unit.
  • Not checking the tenancy. A let unit comes with a tenant and a rent that may not change as you expect.

How do you buy a 2 bedroom apartment in Dubai?

  1. Fix your budget and your deposit. See how much deposit to buy property in Dubai you need and how a mortgage in Dubai as an expat works.
  2. Shortlist two or three buildings and compare per square foot, floor, view and finish.
  3. Agree the price and sign the Memorandum of Understanding (Form F) with a deposit.
  4. Obtain the developer NOC. The DLD requires an e-NOC from the developer in freehold areas, obtained through the Dubai REST app.
  5. Transfer at a trustee centre, pay the fees and receive the title deed in your name.

Our buying property process page covers the same journey in more detail. Foreign buyers can purchase in freehold areas, as set out in our guide to buying property in Dubai as a foreigner.

What to check on a 2 bedroom before you offer

  • Service charge. Ask for the last two years of invoices. See how to check service charges before you buy.
  • Layout and size. Check the built-up area against the title documents, and whether a maid's room or study is counted as a bedroom.
  • Tenancy. If let, ask for the Ejari, rent and end date. Our guide to buying a property with a tenant in it explains the rights involved.
  • Mortgage on the unit. If the seller has one, see buying a Dubai property that has a mortgage on it.

The official fee schedule is on the Dubai Land Department website.

Frequently asked questions

How much is a 2 bedroom apartment for sale in Dubai?

On our listings on 12 October 2026, two bedroom apartments ranged from AED 1,400,000 in Al Jaddaf to AED 6,600,000 in Downtown Dubai. Most of the range depends on the address, the building and the finish.

What does 2 BHK mean in Dubai?

2 BHK means two bedrooms, a hall and a kitchen. In Dubai listings the same unit is usually called a 2 bedroom apartment. Sizes on our current listings run from 810 to 1,495 sq ft.

What are the fees when buying a 2 bedroom apartment in Dubai?

You pay the 4% Dubai Land Department registration fee, a trustee centre fee of AED 4,000 plus VAT, AED 250 for the title deed, small map and administration fees, agency commission on a resale and a developer NOC. A mortgage adds 0.25% of the loan to register it.

Who pays the 4% DLD fee?

The DLD schedule splits it 2% for the buyer and 2% for the seller. In practice buyers often pay all of it, so agree who pays in the Memorandum of Understanding before you sign.

Can foreigners buy a 2 bedroom flat in Dubai?

Yes, in freehold areas. The Dubai Land Department states that freehold purchase is allowed for all nationalities.

Is a 2 bedroom apartment or a townhouse better value?

An apartment usually costs less to buy and maintain but you share the building. A townhouse gives more space and outdoor area at a higher entry price. Compare per square foot and service charges for both.

Can I buy a 2 bedroom apartment in instalments?

Off-plan units are sold on payment plans tied to construction. Some ready units have developer or seller payment arrangements, but terms differ, so get them in writing before you commit.
