Arjan

About Arjan

Arjan is a mostly apartment community in Dubailand, next to Al Barsha South and Motor City, with a mix of low and mid-rise buildings and a quieter feel than central Dubai. This Arjan guide is for tenants and buyers who want a newer apartment at a lower price than Dubai Marina or Downtown, and who are happy to drive. It covers the layout, buildings, rents and prices by size, transport, schools, healthcare, daily life and the trade-offs.

Where Arjan is and how it is laid out

Arjan sits at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63), according to dubizzle's area overview and Khaleej Times (both read October 2026). It is part of the wider Dubailand zone. dubizzle names Dubai Properties Group as the developer and says Arjan was inaugurated in 2006. Individual towers are built by many private developers, so quality and fees differ from building to building.

Arjan has no named districts or clusters in the way JVC has numbered ones. People find their way by building or street, and several projects are landmarks:

  • Vincitore Boulevard and Vincitore Palacio. dubizzle places The Promenade, a retail and dining strip, inside Vincitore Boulevard.
  • Danube and Samana projects. dubizzle names Miraclz Tower by Danube and Samana Hills among the buildings.
  • Lincoln Park. Named by dubizzle as an apartment building.

Next door are Motor City, Al Barsha South, Dubai Science Park and Dubai Sports City. Dubai Miracle Garden and the Butterfly Garden are the best known attractions nearby.

Property types and buildings

Most homes are apartments: studios, one, two and three bedrooms, with a few duplexes and penthouses and some townhouse projects. Sizes vary a lot between buildings, so compare the built-up area on each listing. Our apartment sizes guide explains how to read the figures on a listing.

Khaleej Times (published 2022, updated October 2023) counted roughly 100 buildings with more under construction, so some streets were still building sites. Central Tower, Dania and Privà Living are building names people search for often, so check each one on its listing page. Visit the exact street at the time you would be at home.

Rents and prices by home size

The figures use the Bayut Dubai Rental Market Report H1 2026 (updated 14 October 2026) and Sales Market Report H1 2026 (updated 15 October 2026), which class Arjan as mid-tier apartments. They are advertised prices, not completed deals, and rents are annual. Bayut gives no 3 bedroom figures for Arjan. Browse live homes through our Arjan page.

1 bedroomAED 79,000AED 1,170,000
2 bedroomsAED 116,000AED 1,683,000

Bayut shows about AED 1,517 per sq ft for Arjan apartments. Overall rents rose 3.43% in H1 2026, with 1 bedroom rents up 2.33% and 2 bedroom rents up 2.22%. Bayut describes sale prices as largely stable. Rents vary with the building, the floor, the view and whether cooling and parking are included, so use these as a starting range. The next table shows what usually moves the price within each size.

Arjan compared with Jumeirah Village Circle

Many people choose between Arjan and JVC. On the same Bayut H1 2026 reports, the two sit close together on rent and apart on a few details:

Apartment sizeArjan rentJVC rentArjan sale priceJVC sale price
StudioAED 53,000AED 54,000AED 654,000AED 690,000
1 bedroomAED 79,000AED 79,000AED 1,170,000AED 1,146,000
2 bedroomsAED 116,000AED 113,000AED 1,683,000AED 1,801,000

Bayut shows about AED 1,517 per sq ft for Arjan and about AED 1,470 for JVC. The averages are close, so the choice usually comes down to building, position and lifestyle: JVC is much larger, with hundreds of buildings, while Arjan is smaller and sits beside Motor City and Al Barsha South. Look at the exact buildings you can afford and compare them on size, age and service charges, not on the area average alone.

Service charges

No dated source we could open lists Arjan service charges, so we do not quote a figure. They differ by developer and building. Ask for the latest service charge invoice, and see how to check service charges before you buy and why they vary between buildings.

Getting around

There is no metro station in Arjan. dubizzle says Al Furjan station is about a 10 minute drive away and that the F36 bus runs through Arjan to Mall of the Emirates Bus Station. Check your own journey on the RTA journey planner before you sign a lease. Khaleej Times reported residents needing a car for most errands and finding taxis hard to find.

Dubai Marina, Downtown Dubai, the airport and the big malls are all a drive away, and traffic near the E311 exits can be slow at peak times. We have not quoted drive times because no dated source we opened gives reliable ones, so test your own commute from the exact building at the time you will travel. A good method is to drive the route twice, once at the morning peak and once in the evening, and to note where the queues form. If you work in Dubai Marina or Downtown, ask your employer about flexible hours, because leaving even 30 minutes earlier can change the journey a lot. Tenants without a car should also price in taxis or ride-hailing for errands.

Schools, nurseries and healthcare

Khaleej Times noted that Arjan itself had no schools at the time it reported, so you will be driving or using a school bus. Use the KHDA directory to list the schools nearby with their current ratings and fees, and test the school run from the building at the morning drop-off time. Ask each school about its waiting list, its curriculum and whether a school bus stops near your building, because places at popular schools fill early in the year.

For healthcare, dubizzle lists Mediclinic Parkview Hospital, with 7 Dimensions GP Clinic, Irham Medical Centre, Onyx Medical Centre and Aster Clinic. The Dubai Health Authority lists licensed facilities. Check your health insurance network before choosing a clinic, because not every provider accepts every plan.

Lifestyle

Arjan is a quiet residential area with local shops, supermarkets and clinics. dubizzle names The Promenade in Vincitore Boulevard, with My City Centre Al Barsha and The Circle Mall nearby. For larger outings residents drive to a major mall such as Mall of the Emirates. The pace is calm, and a few streets still have construction. When you view a flat, visit in the evening and at the weekend to hear the noise levels, see how busy the parking is and check whether the building has a convenience store or pharmacy on the ground floor.

What to check before you rent or buy in Arjan

  1. The exact building. Arjan has many towers from different developers, and finish, lifts, parking and amenities differ.
  2. The street at rush hour and at night. Check road noise and any building work next door.
  3. Cooling, parking and internet. Ask whether cooling is billed separately and how many parking spaces come with the unit.
  4. Your commute. Drive it at the hours you travel, since there is no metro in the community.
  5. Handover and snagging for new homes. Read our guide to snagging and handover.

If you are renting, register the tenancy and keep your deposit receipt. Our guides cover Ejari and tenancy contracts and getting your deposit back.
