Arjan sits beside Dubai Miracle Garden in Al Barsha South, and it is one of the cheapest ways into a freehold Dubai apartment within reasonable reach of the centre. It is also one of the districts where the supply question matters most.

What the area is

Mid rise apartment buildings, mostly studios and one and two bedroom units, on land that was largely empty a decade ago and is still filling in. Dubai Science Park and Jumeirah Village Circle are the neighbours, and Miracle Garden and Butterfly Garden are the local landmarks.

Who it suits

Investors after yield at the lower end of the market and first time buyers who want freehold at the lowest realistic entry price. It is car dependent and there is limited walkable amenity, which is the honest trade for the price.

The service charge for the specific building, in writing. It recurs annually and it is the figure most buyers underestimate.
What else completes nearby in the same twelve months, which sets your rent and your resale price.
Whether the outlook is protected, or whether the plot in front of you is consented.
The payment plan as a cash flow, and whether you could carry a year of delay.
