Unfurnished Apartments for Rent in Dubai, or Furnished?

Unfurnished apartments for rent in Dubai usually cost less per year and carry a lower deposit, while furnished apartments suit a first year, a short posting or a tight move. The deposit is typically 5 percent of the annual rent for an unfurnished home and 10 percent for a furnished one. Neither word is a defined standard in Dubai, so what matters is the written inventory. This guide helps you decide, using what we see in our own rental listings.

What does unfurnished mean in Dubai?

An unfurnished apartment comes without beds, sofas, tables or soft furnishings. Beyond that, practice varies. Some unfurnished homes include a fitted kitchen with appliances and built in wardrobes, and some do not. Our guide to furnished villas to rent in Dubai makes the point that "furnished" is not a defined standard, and the same is true of "unfurnished". Ask what stays in the home and put it in writing.

What should be in an unfurnished apartment?

There is no defined list, so check each item and write down what you find:

ItemQuestion to ask
Kitchen cabinets and countersFitted, and in what condition
Kitchen appliancesHob, oven, fridge, washing machine: included or not
WardrobesBuilt in, and how many
Air conditioningWorking in every room, and whether chiller is billed separately
Curtains, blinds and light fittingsProvided or yours to buy
Water heater, bathroom fittingsWorking and in good condition

If an item is included and later fails, the maintenance clause decides who pays. Our guide to who pays for maintenance in a Dubai rental explains the usual split.

What does furnished or semi furnished mean?

TermWhat it usually meansWhat to confirm
Fully furnishedBeds, sofas, dining furniture, white goods, often crockery and linenA written inventory
FurnishedMainly the large items, sometimes without kitchenwareWhich items are included
Semi furnishedOften white goods and wardrobes onlyExactly which items
UnfurnishedNo furniture, with fittings that varyKitchen appliances, wardrobes, air conditioning

Furnished or unfurnished: which costs less?

Over a short stay, furnished often costs less overall, because you avoid buying furniture. Over a long one, unfurnished usually wins, because a furnished rent includes a premium you pay every year while the furniture belongs to the landlord. Work the sum for your own case:

  1. Get the annual rent for the same home furnished and unfurnished.
  2. Subtract to find the yearly furnished premium.
  3. Multiply by the years you plan to stay.
  4. Compare with the cost of buying and then selling or storing your own furniture.

A break even sum with hypothetical numbers

The break even point is the cost of furnishing the home yourself divided by the yearly furnished premium. The figures below are made up to show the sum, not market data. If furniture for a 1 bedroom would cost you AED 20,000 and the furnished premium were AED 5,000 a year, you would break even at four years. Stay two years and furnished is cheaper. Stay six and unfurnished wins. Replace the example with the two rents you are quoted and your own shopping list.

On a stay of one or two years, the premium is often smaller than the cost of buying furniture. Over three years or more the premium tends to exceed the value of the furniture, a point our villa guide also makes.

How does the deposit differ?

Our tenant guide and our page on getting your deposit back give the typical rates: 5 percent of annual rent for an unfurnished property and 10 percent for a furnished one. On a rent of AED 80,000 a year, that is AED 4,000 unfurnished and AED 8,000 furnished. Both are refundable if the home is handed back in good condition. With a furnished home, the deposit also covers wear on the furniture, which is where furnished tenancies most often go wrong at the end.

Furnished studio apartments in Dubai

"Furnished studio" is the biggest search in this group, with variants such as "fully furnished studio" and "furnished studio apartment in Dubai". In our listings the furnished studios are in Jumeirah Village Circle, Dubai Studio City and Downtown. The JVC ones rent at AED 50,000 to 60,000 a year and the Downtown ones at AED 135,000 to 140,000. See current stock and prices on our studio rental page, and our guide to furnished homes for the inventory advice.

Furnished 1 and 2 bedroom apartments

For larger homes the listing text is less consistent. About half of our 1 bedrooms describe themselves as furnished in the text, and most of the rest do not say either way. Among the 2 bedrooms, a few say furnished and a few say unfurnished. If a listing is silent, ask the agent directly and confirm the answer before a viewing.

What do we see in our listings?

On 16 October 2026, eight of our nine studios for rent are described as furnished in the listing text, and one is unfurnished. Many of our 1 and 2 bedroom listings do not say either way in the text, so ask. You can see the current stock on our studio, 1 bedroom and 2 bedroom rental pages.

When is a furnished studio or apartment the better choice?

  • Your first year in Dubai, before you know where you want to live.
  • A fixed term posting or a probation period.
  • A move on short notice, when you cannot shop for furniture.
  • A studio, where there is little space to fill and the furnishing is a smaller job than in a family home.

Whichever size you choose, check the exact premium by asking for both rents.

When is unfurnished the better choice?

  • You will stay for three years or more.
  • You already own furniture, or are moving from another home.
  • You want your own taste and a lower deposit.
  • You are renting a family apartment of two or more bedrooms, where living around someone else's furniture for years gets tiring.

What furnishing a home yourself involves

Budget for more than a sofa and a bed. A typical list is a bed and mattress, a sofa, a dining table and chairs, wardrobes if none are built in, curtains, lighting, kitchenware and a washing machine if one is not included. Add delivery and assembly, and the time it takes. When you leave, you must sell, store or ship the furniture, which is a cost and an effort in itself. Price your own list before you decide, then use the break even sum above.

Serviced and hotel apartments, the third option

For stays of a few months, a licensed holiday home or hotel apartment is furnished, often with bills included, at a higher monthly price. That is a different product from an annual lease with a furnished flat. Browse hotel apartments for rent if your stay is short. Our monthly rental guide notes that licensed short let stock is considerably more expensive per month than an annual contract, so use it for a few months, not for a year. If you will stay a year or more, an annual furnished or unfurnished lease is almost always the better value.

What a good inventory looks like

  1. One line for every item of furniture and each appliance, with the room it is in.
  2. The condition of each item, in plain words, such as new, good or worn.
  3. Dated photographs of each room, including marks and existing damage.
  4. Signatures from both sides, attached to the tenancy contract.
  5. A copy emailed to the landlord or agent on move-in day, so both sides hold a timestamped record.

That last step is the same habit our guide on getting your deposit back recommends, and it protects you when you leave.

What to check before you sign a furnished lease

  • A written inventory, signed by both sides and photographed on the day you move in.
  • Who repairs or replaces an item when it fails, and how quickly.
  • The condition of the air conditioning, which matters more than any sofa.
  • Whether you may remove or store items you do not want.
  • How the deposit treats wear on furniture.

When you are ready, browse apartments for rent, and tell us whether you want furnished or unfurnished so we can narrow the search.

Frequently asked questions

Is it cheaper to rent a furnished or unfurnished apartment in Dubai?

Unfurnished is cheaper per year, but furnished can cost less overall on a stay of one or two years because you avoid buying furniture. Ask for both rents and work out the premium.

How much is the deposit for a furnished apartment in Dubai?

Typically 10 percent of the annual rent for furnished and 5 percent for unfurnished. The deposit is refundable if the home is returned without damage beyond normal wear.

What does unfurnished include in Dubai?

There is no defined standard. It usually means no furniture, but kitchen appliances, wardrobes and air conditioning vary, so ask for a written list.

Should I get a furnished studio?

Furnished studios suit a first year or a short posting, because the furniture is fitted to the space and you buy nothing. Eight of our nine studios for rent are described as furnished.

Can I rent furnished apartments on a monthly basis?

Standard leases are annual. For a month by month stay, use a licensed holiday home or hotel apartment, which is furnished and usually includes bills.

What should an inventory list include?

Every item of furniture and each appliance, with its condition, signed by both sides and photographed on move-in day.
